Hop To Talent are supporting a privately-owned commercial property developer and investor operating across the South of England, recruiting an Asset Manager on a 16 month fixed-term contract to cover maternity leave from September 2026.

The portfolio spans industrial and logistics, offices and urban mixed-use schemes.

The business runs a core portfolio of income-producing assets alongside an active portfolio where capital is recycled through development and value-add projects.

This is a broad, hands-on seat.

You’ll take a defined set of assets and run them properly - business plans, lettings, landlord and tenant matters, refurbishments, and the day-to-day property management underneath it all.

  • Strong grounding in landlord and tenant matters - regears, renewals, rent reviews and dilapidations
  • Comfortable in a lean team where you run your own assets rather than hand them off

THE ROLE

  • Take ownership of a defined portfolio of industrial, office and urban mixed-use assets
  • Produce annual asset business plans, including capex recommendations and leasing event forecasts
  • Appraise asset management initiatives and leasing deals using Argus Enterprise to support recommendations
  • Lead the marketing and letting of vacant space, and support the team through biannual valuations
  • Manage landlord and tenant matters - regears, variations, assignments, renewals, expiries, dilapidations and rent reviews
  • Appoint and oversee external surveyors, agents and managing agents - agreeing service charge budgets, completing reconciliations and holding quarterly management meetings
  • Oversee planning applications and run refurbishment projects through to completion
  • Manage rent collection across your assets and act as the main point of contact for tenants
  • Own and update the property database, anticipating tenancy events before they land
  • Track sustainability performance including EPC ratings, and make ESG recommendations for the portfolio
  • Oversee health and safety compliance across the built portfolio, including CDM requirements
  • Prepare asset management board pack slides and present updates to the board

YOUR PROFILE

  • MRICS qualified with a minimum of 2 years PQE
  • Effective communicator - written & verbal
  • Experience of Argus Enterprise and Argus Developer
  • Commercial asset management experience with solid landlord and tenant knowledge
  • Available for a 16 month maternity cover from Sep/Oct 2026
