We are seeking a proactive and commercially minded Residential Land Associate / Residential Acquisitions and Development Associate to join our dynamic team in London. This role offers a unique opportunity to play a pivotal part in identifying, appraising, and acquiring residential-led development opportunities across London, with a focus on Zone 1 and Zone 2. You will be instrumental in sourcing value-add opportunities, utilising agent networks and managing the entire development lifecycle - from acquisition to disposal.
Key Responsibilities:
- Leverage a strong network to access on- and off-market deals.
- Conduct in-depth market research to identify high-growth areas, regeneration zones and undervalued pockets of London. Map target postcodes and boroughs to inform acquisition.
- Create and maintain a strong pipeline of viable opportunities aligned with the company’s strategic objectives, reporting regularly to senior management.
- Inspect assets to assess site constraints.
- Carry out financial and planning appraisals for potential acquisitions including quoting residual land value, gross development value, build cost estimate, risk register and disposal strategy and provide pricing quotes to support.
- Ability to meet tight deadlines on exchange and completion.
- Support the progression of sites through planning, working closely with the in-house planning team, local authorities and professional teams. Assist in ensuring planning milestones and key deliverables are met during pre-construction phases.
- Oversee the refurbishment from acquisition through to completion, conducting regular site visits. Monitor project budgets, variations and timelines, ensuring compliance with all health and safety requirements.
- Devise and execute tailored disposal strategies for each project either through open market sales or rental/letting strategies. Work alongside agents to manage the marketing and sales/letting processes, ensuring maximum value realisation.
Key Requirements:
- Minimum 3-years’ experience in acquisition and property development of residential projects within the London market.
- Strong network of residential agents and a deep understanding of London boroughs and their planning environments.
- Proficient in development appraisal tools and methodologies.
- Excellent communication and negotiation skills.
- Experience working with planning consultants, architects, and contractors.
- A results-driven mindset with the ability to manage multiple projects and deadlines.
