We are looking for a hands-on and organised Maintenance Manager to lead and coordinate the maintenance function across our growing portfolio of serviced office spaces in London . This role is key to ensuring that our workspaces remain operational, safe, and well-maintained at all times. You will be responsible for managing a multi-skilled maintenance team , overseeing scheduling , planned preventative maintenance (PPM) , and reactive tasks , while ensuring exceptional service standards across all sites.

Key Responsibilities:

  • Team Management : Lead, supervise, and support a mobile or site-based maintenance team, including performance management and training.
  • Work Scheduling : Create and manage maintenance schedules across all locations, ensuring timely delivery of both reactive and planned works.
  • Planned Preventative Maintenance (PPM) : Develop and maintain a robust PPM program to minimise downtime and prolong asset life.
  • Reactive Maintenance : Oversee and prioritise incoming maintenance requests, ensuring issues are resolved quickly and efficiently.
  • Compliance & Safety : Ensure all maintenance work is compliant with relevant legislation and internal health & safety policies.
  • Asset Management : Maintain accurate records of building assets, equipment, and service history.
  • Contractor Coordination : Liaise with approved contractors for specialist work, ensuring quality and timely completion.
  • Reporting : Provide regular reports on maintenance activity, team performance, and operational issues.
  • Budget Awareness : Work within budget parameters for maintenance costs, seeking cost-effective solutions when possible.
  • Customer Experience : Ensure maintenance work enhances the overall experience of clients using the serviced office spaces.

Requirements:

  • Proven experience in a maintenance or building services management role, preferably within serviced offices, hospitality, or commercial real estate.
  • Strong team leadership and scheduling skills.
  • Good technical understanding of HVAC, electrical, plumbing, and general building maintenance.
  • Familiarity with compliance standards including H&S regulations.
  • Experience with CMMS or maintenance scheduling software (e.g. Planon, Concept, CAFM Explorer).
  • Excellent organisational and communication skills.
  • Proactive problem-solving attitude.
  • Relevant trade qualification or technical certification preferred (e.g. City & Guilds, NVQ).
  • IOSH or NEBOSH certification desirable.
  • Driving license and willingness to travel between sites across London.
