Purpose of the Role
The Site Manager is responsible for the effective management, maintenance, security, and health and safety of the school premises and grounds. The post holder will ensure that the school provides a safe, secure, clean, and well-maintained environment for pupils, staff, visitors, and contractors.
Key Responsibilities
Site Security
- Open and secure the school buildings and grounds as required.
- Carry out routine security checks of buildings, gates, fences, and alarms.
- Respond appropriately to alarm activations and emergency situations.
- Manage access to the site and ensure safeguarding procedures are followed for visitors and contractors.
Premises Maintenance
- Undertake day-to-day repairs and maintenance within the school.
- Monitor the condition of school buildings, furniture, fixtures, and equipment.
- Carry out minor plumbing, decorating, carpentry, and maintenance tasks where appropriate.
- Liaise with contractors regarding repairs and maintenance works.
- Ensure school facilities are maintained to a high standard.
Health and Safety
- Ensure compliance with health and safety legislation and school policies.
- Conduct routine health and safety inspections and report any concerns promptly.
- Maintain records relating to health and safety checks.
- Support fire safety procedures, including fire alarm testing and emergency evacuation arrangements.
- Ensure risk assessments relating to premises and site activities are implemented.
Grounds Maintenance
- Oversee the cleanliness and appearance of school grounds.
- Arrange and monitor grounds maintenance services.
- Ensure pathways and external areas are safe and free from hazards.
- Undertake seasonal duties including gritting and snow clearance where necessary.
Cleaning and Hygiene
- Oversee cleaning standards across the school.
- Support the management of cleaning staff where applicable.
- Ensure adequate stocks of cleaning and hygiene supplies are maintained.
- Monitor cleanliness of classrooms, toilets, communal areas, and external spaces.
Contractor Management
- Supervise contractors working on site.
- Ensure contractors comply with safeguarding, health and safety, and site procedures.
- Maintain records of contractor visits and completed works.
- Obtain quotations and assist with procurement processes as required.
Compliance and Record Keeping

Maintain records of statutory inspections and testing, including:
- Fire alarms
- Emergency lighting
- Water hygiene
- Electrical systems
- Gas safety
- Legionella monitoring
- Playground inspections
- Ensure compliance documentation is up to date and available for inspection.
