Join Our Team at Homes for Students as a Portfolio Leasing and Engagement Manager. This is a field-based role working 40 hours per week from 9.00am to 5.30pm Monday to Friday.
Purpose of the role: The Portfolio Leasing & Engagement Manager is responsible for driving occupancy, rebooking, and revenue performance across the portfolio through targeted leasing activity, engagement strategies, and insight-led initiatives. The role focuses on increasing resident retention, generating new enquiries, and improving conversion through the delivery of commercially driven events, campaigns, and on-site support. Working closely with General Managers and the Revenue Team, the role will align engagement activity with leasing cycles to maximise occupancy and enhance overall property performance.
Major Duties:
- Support the delivery of portfolio occupancy targets by driving rebooking, lead generation, and conversion across all sites.
- Lead and support the execution of rebooking campaigns across the portfolio, working with site teams to maximise resident retention and secure early renewals.
- Monitor rebooking performance and identify risks and opportunities, implementing targeted initiatives to improve uptake.
- Plan, coordinate, and deliver a programme of events across sites with clear commercial objectives, including increasing rebooking rates, generating new enquiries, and supporting conversion.
- Organise and deliver external-facing events and initiatives designed to attract prospective residents and drive direct sales opportunities.
- Evaluate the effectiveness of events and campaigns by tracking attendance, engagement, and conversion into bookings or enquiries.
- Work closely with General Managers to align leasing activity with key calendar periods, including launch, peak leasing, and intake.
- Monitor enquiry levels, viewing feedback, and leasing performance across the portfolio, identifying trends and areas for improvement.
- Provide insight and practical recommendations to site teams to enhance the customer journey and improve viewing-to-booking conversion.
- Support and coach on-site teams in delivering strong engagement and sales activity, sharing best practice across the portfolio.
- Plan and manage social media activity across sites, ensuring content supports leasing cycles, promotes availability, and drives engagement in key markets.
- Support on-site teams with content creation and ensure consistency of brand and messaging across all platforms.
- Maintain awareness of local market trends, university activity, and competitor performance to ensure campaigns and events are effectively targeted.
- Conduct regular site visits to support leasing activity, review resident engagement, and assist in delivering initiatives.
- Collate and analyse data from events, campaigns, and leasing activity to inform future strategy and continuous improvement.
- Support the consistent delivery of brand standards and customer experience across all sites.
- Ensure all activity is delivered in line with company policies and relevant legislation, including health and safety and data protection.
In order for Homes for Students to work effectively, you may be required to assist with other areas of work and therefore, you should be prepared to undertake other duties appropriate to the post, as delegated by your line manager.
