If you own a flat, it may well have a lease which needs extending because it is short or to get rid of the high ground rent charge you pay your freeholder. Homehold is a valuation and project management company which assists leaseholders with their statutory lease extension or freehold purchase claims. We offer an end-to-end enfranchisement service. In collaboration with our in-house law firm, we do everything from reviewing the title, valuing the property, serving notice, negotiating the premium and completing the conveyancing work.
We have a commitment to negotiating fair premiums for our leaseholder clients and offering fantastic customer service – so the client feels that their claim is looked after from start to finish.
The Role
We are seeking a seasoned residential estate agent to join our experienced valuation team and help negotiate fair premiums for our leaseholder clients. We’ve found that an estate agency background is the right fit for this role. While the role will pose a different challenge to working in an agency, it will utilise the skills you have built up and will be enjoyable for someone with a career-long interest in property.
Our valuations are based on market evidence of transactions of relevant comparable flats which have sold or are for sale. Once you’ve selected a short-list of transactions you will validate each one to understand the lease length at sale, the particulars of the property and circumstances around the sale. This is to make sure the transaction is a genuine reflection of the market value of our client’s flat.
The initial focus in your role will get a grip of valuation work and you will be given the time to learn the ropes. Once you have a grounding in capital valuation, you will be invited to develop your skills in completing leasehold calculations, report writing and negotiation.
- Developing your technical skills, through negotiating premiums and preparing for tribunal
- Considering how we can market the business to generate new leads
- Taking inbound 30-minute consultations from clients to generate new instructions
- Resolving client queries throughout the process and follow up with clients at the end
- Training and mentoring other valuers
You must have:
- At least two years of full-time equivalent work experience in either Residential Sales Estate Agency (at least four years’ work experience if you do not have a degree-level education).
- Experience valuing residential property in your last role
- A capability and interest in developing your skills and knowledge in technical subjects – you will need to be ready to learn how to get the information you need from a lease and how lease extension premiums are calculated.
- A commitment to developing your own skills when faced with complex matters, and as the business grows.
- A genuine interest in achieving the best premium for our leasehold clients.
- A right to work in the UK and intend to work from home in England and Wales.
- Within 2.5 hours from your front door to Bloomsbury Square in Central London and willing to commute to monthly meet-ups.
The entire team are home-based, and we plan to stay that way. We will provide you with a computer and whatever is required to make sure your workstation is comfortable and productive. We congregate monthly in London for training and team-building.
