About the Role

The Facilities Officer (Hard Services) is responsible for supporting the safe, compliant and efficient operation of building services across the estate. The role will deliver non-technical planned preventative maintenance (PPM) activities, undertake minor reactive maintenance works, support statutory compliance requirements and ensure facilities remain safe, functional and fit for purpose. The post holder will act as a key on-site representative for Hard Services, working closely with occupiers, contractors and service providers to ensure high standards of building maintenance and customer service are maintained.

Planned Preventative Maintenance (PPM)

  • Water hygiene flushing regimes
  • Domestic water temperature monitoring
  • Emergency lighting function tests
  • Fire door visual inspections
  • Plant room inspections
  • Compliance inspections and audits

Activities are not limited to the above

Reactive Maintenance

  • Basic plumbing repairs
  • Minor joinery and fabric repairs
  • Door and lock adjustments
  • Basic decorating and making good works
  • Replacement of lamps

Compliance Support

  • Complete compliance checks and inspections
  • Maintain accurate records and documentation
  • Assist with audits
  • Support health and safety inspections
  • Identify and report compliance risks
  • Monitor contractor compliance activities

Contractor Management

  • Escort contractors on site
  • Issue permits where authorized
  • Report on service delivery issues

Customer Service

  • Respond to facilities requests
  • Support Building occupants

Health, Safety & Environmental Responsibilities

  • Work in accordance with H&S policies
  • Report incidents and near misses
  • Maintain safe working areas
  • Support sustainability initiatives

Person Specification

  • Facilities Management or Property Maintenance experience
  • Routine PPM inspection experience
  • Minor maintenance and repair experience
  • Understanding of statutory compliance requirements
  • Emergency lighting testing
  • Building fabric maintenance
  • Health & Safety legislation
  • Permit-to-work awareness
  • Basic M&E knowledge
  • Attention to detail
  • Record keeping and reporting
  • Problem solving

Essential Qualifications

  • GCSEs or equivalent including Maths and English
  • Full UK Driving Licence (if required)

Desirable Qualifications

  • IOSH Working Safely or Managing Safely
  • Fire Safety Awareness
