We are seeking an experienced professional to support and deliver Building Regulations Principal Designer and broader building safety consultancy services across a varied portfolio of residential and mixed‑use projects, including Higher‑Risk Buildings. This role will involve advising clients, design teams and internal colleagues on compliance with the Building Safety Act 2022 and the Building Regulations, reviewing designs and technical information, and contributing to the successful planning and delivery of safe, compliant projects. The position would suit someone from a building control, design, architectural, surveying or technical compliance background who is looking to apply their expertise in a strategic, advisory led consultancy environment.
Key Responsibilities
- Deliver Building Regulations Principal Designer duties in accordance with the Building Safety Act 2022 and associated regulations.
- Advise clients, consultants and internal teams on Building Regulations compliance, design risk management and duty holder responsibilities.
- Review and monitor design information, specifications and technical documents to support compliant design development.
- Support Gateway submissions and building control approval processes for Higher‑Risk Buildings and other complex developments.
- Coordinate with multidisciplinary design teams to ensure that compliance is embedded throughout the design and pre‑construction stages.
- Attend client, project and design team meetings, providing clear technical advice and practical solutions.
- Manage design changes through agreed compliance and change control procedures.
- Prepare technical reports, trackers, declarations and other project deliverables required to demonstrate compliance.
- Contribute to internal knowledge sharing, training and continuous improvement of Baily Garner’s building safety and regulatory compliance services.

- Complex refurbishment, compliance and improvement programmes within occupied buildings.
Qualifications
- Degree in Building Surveying, Architecture, Building Control or a related built environment discipline.
- Certificate in Building Regulations Principal Designer (RIBS, RICS or equivalent).
- Professional membership with, or working towards, a relevant body such as RICS, RIBA, CIOB or CIAT.
- Strong knowledge of the Building Safety Act 2022, Building Regulations and the wider design and construction process.
- Experience in a building control, design management, architectural, surveying and regulatory compliance.
- Ability to communicate complex technical and regulatory matters clearly to a wide range of stakeholders.
