Hogbens Chartered Surveyors is a family-run, RICS-regulated surveying practice based in Macclesfield, Cheshire. We work with residential and commercial clients across Cheshire, The High Peak, Stockport, South Manchester and the surrounding areas. Since incorporation in May 2013, Hogbens has grown steadily and has built a strong reputation for technical rigour, personalised service and practical, no-nonsense advice. We provide a range of services including RICS Home Surveys Level 1, 2 and 3, commercial building surveys, roof inspections, project management and specialist property consultancy.

We combine traditional professional standards with modern surveying tools, including drone-assisted inspections where appropriate, to improve accuracy, reporting and client understanding. Our focus is on giving clear, actionable advice that helps clients understand the property they are buying, maintaining or developing. As the business continues to grow, we are now looking to expand into new areas in a structured and sustainable way. Our immediate focus is on strengthening and developing our presence in Northwich.

The role involves residential surveying work, including RICS Level 1, Level 2 and Level 3 surveys. You will inspect a range of residential properties, identify defects and risks, assess repair implications, and provide clear advice to clients in a way that is practical, accessible and commercially sensible. This is a hybrid role, combining site inspections with report writing from home, our Macclesfield head office, and our Northwich office.

Our workload is structured around quality rather than quantity. As a guide, the role is generally based on around five surveys per week. Surveyors who wish to undertake more work may do so, with the opportunity to increase earnings through a bonus structure linked directly to revenue generated. However, we are not looking to overload staff or create a culture where excessive working hours are expected. We believe a good work-life balance leads to better quality work, better decision-making and better client outcomes.

Key responsibilities:

  • Carrying out residential property inspections, including RICS Level 1, Level 2 and Level 3 surveys.
  • Preparing clear, concise and well-structured written reports.
  • Identifying building defects, including damp, movement, roof defects, poor alterations, maintenance issues and other property-related risks.
  • Providing practical advice to clients on condition, repair implications, future maintenance and potential next steps.
  • Explaining technical issues to clients in clear, accessible language.
  • Managing your own schedule and meeting agreed report turnaround times.
  • Helping Hogbens establish and grow its presence in new geographical areas, initially focused on Northwich.
  • Working with the sales and marketing team to support growth in your operating area.
  • Liaising with colleagues on technical matters, project work and quality assurance.
  • Maintaining compliance with RICS standards, guidance and professional expectations.
  • Supporting the continuous improvement of survey templates, reporting tools and internal processes.
  • Using modern survey equipment and technology where appropriate, including digital data capture tools, mobile apps and drone-assisted inspections.

About you:

We are looking for someone who is technically capable, approachable and genuinely interested in property. You should have strong building surveying skills, ideally with experience in residential building surveying across a range of property types. You will need to be comfortable inspecting buildings, assessing defects and providing clear professional advice to clients. Client service is central to how we work. We place strong emphasis on customer relationships, clear communication and understanding each client’s concerns.

The right person will be able to explain technical issues in a calm, practical and accessible way. You should also be comfortable with the idea of helping the business grow into new locations. Ideally, you will be MRICS, AssocRICS or FRICS qualified, or working towards RICS status. As a minimum, SAVA qualification will also be considered, provided you have suitable experience and the right approach.

Essential requirements:

  • Strong residential surveying and building pathology knowledge.
  • Experience carrying out residential surveys across a range of property types.
  • Ability to identify, assess and explain building defects and repair implications.
  • Excellent written reporting skills.
  • Good client-facing communication skills.
  • Strong attention to detail and sound professional judgement.
  • Full UK driving licence and ability to travel across the firm’s operating area.
  • Willingness to help Hogbens develop into new locations.
  • Comfortable working independently while remaining part of a wider team.
  • Willingness to adopt modern surveying tools and technology.

Desirable experience:

  • MRICS, AssocRICS or FRICS status.
  • SAVA qualification.
  • Experience with RICS Level 1, 2 and 3 residential surveys.
  • Experience with older, period or non-standard properties.
  • Experience using digital data capture tools, drones or mobile reporting systems.

What we offer:

  • Starting salary from £50,000 per annum dependant on experience.
  • On-target earnings around £65,000 per annum, dependent on experience, workload and performance.
  • Achievable bonus structure linked to revenue generated.
  • A quality-led workload, generally based around approximately five surveys per week.
  • Sufficient workload supported by a strong sales team and marketing strategy.
  • Hybrid working, with a mix of site inspections and home, local office or Macclesfield office-based reporting.
  • Supportive working environment.
  • Training, development and upskilling wherever possible.
  • Opportunity to help launch and grow new areas for the business.
  • Opportunity to grow with the practice as it expands over the next few years.
  • A strong focus on work-life balance.
  • The opportunity to work with a growing team that values practical advice, clear communication and professional standards.
