About the Role:
We areseekingan organised, proactive and customer focused Tenancy Manager / Property Manager to join our busy lettings team. This is a varied role responsible for overseeing the tenancy process from the move in, tothe move out, while managing a portfolio of residential properties and deliveringexcellent service to our landlords and tenants.
The successful candidate will be highly organised, able to prioritise a busy workload and confident in building strong relationships with landlords,tenantsand contractors.
Key Responsibilities
Tenancy Management
- Manage the tenancyprocess from offeragreed through tomove-in.
- Prepare and issuetenancy agreements andsupporting documentation.
- Ensure all legalcompliance requirementsare met beforethe commencementof tenancies.
- Coordinate referencing,Right to Rentchecks,deposits, and move-in appointments.
- Register tenancy depositswithin therequired timescales.
- Handle tenancy renewals, rent reviews, and contract extensions.
- Manage tenancy changes,notices, and move-out procedures.
- Liaise with landlordsand tenants toresolve tenancy-relatedqueries.
Property Management
- Manage a portfolioof residential rentalproperties.
- Coordinate maintenance andrepairworkswithapproved contractors.
- Obtain quotations andensureworks are completedefficiently and withinbudget.
- Arrange/conductroutineproperty inspections andfollow up onany required actions.
- Deal with maintenanceissues promptlyand professionally.
- Monitor contractor performanceandmaintainstrongworking relationships.
- Assistwithdeposit negotiations andend-of-tenancymatters.
- Maintainaccuratepropertyrecords and updateallCRM systems.
Compliance & Administration
- Ensure compliance withall current lettingslegislation and companyprocedures.
- Monitor expiry datesfor gas safetycertificates, EICRs,EPCs, smoke andcarbon monoxide alarms, and other statutoryrequirements.
- Keep landlord andtenant records upto date.
- Produce reports andmaintainaccuratedocumentation.
- Support the widerlettings team whenrequired.
Skills & Experience
- Previousexperience intenancy management, propertymanagement, or residentiallettings.
- Excellentorganisational and timemanagement skills.
- Ability to managemultiple priorities ina fast-pacedenvironment.
- Competantin MicrosoftOffice and CRM/property management software.
- Full UK drivinglicence andaccessto a vehicle.
- Knowledge of currentlettings legislation andcompliance requirements.
