WHAT YOU’LL DO
- Manage the store portfolio in a specific geographic region, negotiating lease contracts with property owners to enable long term growth and profitability.
- Obtain the best possible deal terms for lease actions for existing stores (breaks, terminations, lease term, extensions, rent reductions) and new stores.
- Recommend business case in terms of market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management.
- Coordinate in a positive and collaborative way with other functions before finalizing the negotiations (construction, store design, accounting, HR, marketing, merchandising, visual, security, etc.).
- Support to facilitate the best deal through the legal and construction process, taking into consideration local requirements and dependencies.
- Optimize and improve the existing portfolio and ensure that the portfolio is commercially competitive in the geographic area.
- Cross collaboration and involvement of all other needed stakeholders, securing their input in the project time plan and service scope delivery.
- Support ad hoc business needs and strategies where Leasing collaboration is required/valuable.
WHO YOU’LL WORK WITH
In this role, you will collaborate with multiple teams to ensure the successful expansion of the business. You will work closely with Legal, Construction and Facilities, and Accounts teams, providing key insights and recommendations.
WHO YOU ARE
- Has at least 3 years of experience of leasing, real estate or a similar role within the UK&IE retail market.
- Has good understanding of retail customer, lease contracts and legal requirements and Business drivers.
- Is strong in planning and executing together with a self-motivating way of working.
- Excellent negotiation skill with proven record on strategic management on store portfolio.
- Is open-minded, flexible and adaptable to changes.
- Is detail oriented with strong organizational, time management and interpersonal analytical skills.
