An established London contractor is looking for a commercially sharp Project Quantity Surveyor to take responsibility for a new-build apartment scheme in North London. This is a genuine project role with responsibility, pace and visibility. You will be based in North London, spending one day per week supporting another scheme in E1. The business delivers high-quality construction projects for exacting private clients and operates with a hardworking, delivery-focused culture. They need someone resilient, energetic and accountable—someone who takes ownership, solves problems and gets the commercial work done properly. This is not a role for somebody who needs constant supervision or avoids difficult conversations. You must be comfortable working at pace, challenging costs, managing subcontractors and protecting the commercial position of the project.
Key responsibilities:
- Take day-to-day commercial responsibility for the North London project
- Support the E1 project one day per week
- Procure subcontractor and supplier packages
- Prepare tender enquiries, analyse returns and negotiate appointments
- Manage subcontractor accounts from procurement through to final account
- Produce valuations and applications for payment
- Assess subcontractor applications and issue payment recommendations
- Identify, price and manage variations
- Prepare accurate cost reports, forecasts and cash-flow information
- Track committed costs and monitor project profitability
- Identify commercial risks and opportunities at an early stage
- Work closely with the Project Manager and site team
- Attend project, commercial and subcontractor meetings
- Maintain clear commercial records and contractual correspondence
- Resolve issues directly and commercially
- Prepare and negotiate final accounts
- Build effective relationships with clients, consultants, subcontractors and suppliers

- Proven experience working as a Quantity Surveyor on new-build residential projects
- Strong subcontractor procurement and package-management experience
- Confidence managing valuations, variations, cost reporting and final accounts
- Good contractual and commercial knowledge
- The ability to work across two live projects and manage competing priorities
- A proactive approach—identify what needs doing and take responsibility for it
- Strong negotiation and communication skills
- Confidence working with demanding clients and a diverse, international project team
