We are seeking an experienced Senior Quantity Surveyor with a strong background in Carpentry, Joinery, and High-End Residential Construction to join a growing specialist contractor delivering premium residential developments across London and the South East. This is an excellent opportunity to work on prestigious, design-led projects featuring bespoke joinery, luxury finishes, and exceptional craftsmanship.

As a Senior Quantity Surveyor, you will take full responsibility for the commercial and financial management of carpentry and joinery packages from pre-construction through to final account. You will play a key role in ensuring projects are delivered profitably, efficiently, and to the highest standards expected within the luxury residential sector.

Key Responsibilities
  • Manage the complete commercial lifecycle of carpentry and joinery packages
  • Prepare detailed cost plans, estimates, BOQs, and tender submissions
  • Procure materials, subcontractors, and specialist joinery packages
  • Negotiate supplier and subcontractor agreements to secure best value
  • Monitor project budgets, costs, cash flow, and financial performance
  • Prepare valuations, variations, payment applications, and final accounts
  • Produce CVRs, forecasts, and commercial reports for senior management
  • Review drawings, specifications, and take-offs to ensure cost accuracy
  • Work closely with site teams to monitor progress and verify completed works
  • Manage subcontractor accounts including valuations, variations, and settlements
  • Liaise with clients, contractors, consultants, and internal stakeholders
  • Identify commercial risks and implement mitigation strategies
  • Maximise project profitability while maintaining quality and client satisfaction
Skills & Experience
  • Proven experience as a Quantity Surveyor or Senior Quantity Surveyor
  • Strong background in: Carpentry & Joinery, High-End Residential Construction, Interior Fit-Out Projects
  • Excellent knowledge of: Cost Planning & Cost Control, Procurement & Contract Management, Variations, Valuations & Final Accounts, Commercial Reporting & Forecasting
  • Experience managing multiple projects simultaneously
  • Strong negotiation and supplier management skills
  • Excellent commercial awareness and attention to detail
  • Advanced Microsoft Excel skills and familiarity with QS software
  • Degree qualified in Quantity Surveying, Construction Management, or equivalent experience
Desirable
  • Previous experience working for a carpentry or joinery contractor
  • Knowledge of bespoke joinery manufacturing and installation
  • Experience on luxury residential developments and premium fit-out projects
  • Understanding of specialist timber products, veneers, laminates, and bespoke finishes
