Helix is a specialist property management company established in 1996, focused on building long‑lasting and transparent client and occupier relationships. In February 2022, Helix was acquired by Hines, marking an exciting new chapter in the UK's property management offering.

Responsibilities

  • The Assistant Building Manager will help with all aspects of the day‑to‑day management and will assist in providing first‑class service delivery of cleaning, security, reception, postal services, service desk, IT services, telephone and administration.
  • This individual will also support the Facilities/Building Manager and Property Director/Surveyors whenever necessary.
  • Maintain and manage the client’s property in a cost efficient manner.
  • Protect the interests of the client / Helix Property Advisors as their representative, and conduct any facilities/building related business in a professional and businesslike manner at all times.
  • Total familiarisation with all layouts and systems for the building.
  • Liaise with the Facilities/Senior Building Manager to ensure compliance with all H&S regulations and legal requirements at the building.
  • Administration to adhere to Helix, Safety, Health & Environmental (SHE) policies and any operational procedures.
  • Assist the Facilities/Building Manager where required to set, assess and monitor the service budget.
  • Monitor and assess the performance of contractors at the property, and report any shortcomings to your immediate superior.
  • Ensure that all work carried out is in accordance with current Health & Safety at Work legislation and issue Permit(s) to Work where needed.
  • Respond to day‑to‑day enquiries, which arise from whatever source in respect of the daily operation of the property.
  • Act within the authority delegated by Helix Property.
  • As requested, any other duties necessary in the interest of the smooth and efficient running of the building.

Qualifications

  • Experience of liaising with clients, tenants, consultants and local authorities.
  • Knowledge of current Health & Safety legislation.
  • IOSH.
  • Similar experience within a competitor company.
  • Basic understanding of commercial leases / service charges.
  • Strong communication skills, both verbal and written.
  • Good numerical skills including computer literacy (Excel, Word, MS Outlook).
  • Ability to work alone or as part of a team.
  • Able to use initiative and take responsibility.
  • Ability to work under pressure.
