Change Housing has a fantastic opportunity for a Responsive Repairs Manager. Together with subsidiaries Hilldale Housing, Trinity Housing and Quays Housing, Change Housing provides Specialist Supported Housing and homelessness bridging accommodation and services to some of the most vulnerable people in our society who need additional support to live better, more independent lives. We bring expertise and capability together which enables the small-scale registered housing provider to create operational excellence, growth and diversification. This role will be based at our offices near Media City in Salford with the option of some homeworking. You will manage the Responsive Repairs and Compliance service that includes both the in-house service and that provided by contractors. You will manage the Maintenance helpdesk and the compliance administrators as they take repairs requests and issue work to the in-house repairs team and contractors who undertake the repair work to our tenants’ homes ensuring that repairs are undertaken in a timely way, meeting our targets and that the work is completed to a high standard demonstrated through tenant satisfaction.
You will regularly communicate with care provider service managers at our properties to resolve issues with quick fixes, reporting, monitoring, and chasing up the wide variety of property issues that are raised each day. This role combines housing, facilities management, and property maintenance with a repairs background, you will be required to liaise with our property surveyors and housing officers to gain the required information to provide great customer service.
You will address complaints and concerns from tenants with empathy and professionalism and so must have good clear communication skills and be able to articulate what actions will be taken to resolve any issues that arise and provide appropriate follow up to ensure tenants are aware of works taking place. You will develop good working practices by providing information, which can be used to improve and influence our company systems, workflow, and Key Performance Indicator metrics and resolve administrative problems by preparation of reports, analysing data, and identifying solutions and keeping good quality records.
You will regularly maintain and amend where required our Repairs and Property Compliance policies, procedures and process maps.
Our ideal candidate will have:
- Previous experience as a Responsive Repairs Manager
- Experience of managing contractors
- A good understanding of AWAAB’s law and the HHSRS
- The ability to manage and develop internal and external relationships
- Analysis and problem-solving skills
- A HNC in Building Studies or a Repairs/construction/property compliance related qualification
