We are currently seeking an experienced Contracts Manager to join a fantastic super-prime luxury developer and contractor, renowned for delivering exceptional single-dwelling and high-end residential projects across London.
Role Overview
The Contracts Manager will be responsible for managing the commercial and contractual aspects of multiple high-value residential projects. This includes overseeing contracts, mitigating risk, supporting procurement, and ensuring projects are delivered on time, within budget, and to the highest quality standards. The role is critical in maintaining strong client relationships, providing commercial guidance to project teams, and ensuring that all contracts comply with legal, regulatory, and internal standards.
Key Responsibilities
- Contract Administration & Management
- Prepare, review, and manage contracts with clients, subcontractors, and suppliers.
- Ensure all contractual obligations are clearly defined, monitored, and delivered.
- Advise project teams on contractual matters, risks, and opportunities.
- Manage change orders, claims, and variations, ensuring fair and timely resolution.
- Collaborate with procurement to review tender documents, bid submissions, and contract agreements.
- Maintain accurate records of all contracts, correspondence, and approvals.
- Monitor project budgets, costs, and schedules to identify potential risks or opportunities.
- Provide commercial reporting and analysis to senior management.
- Work closely with estimators, project managers, and directors to ensure projects are commercially viable.
- Support dispute resolution and contractual negotiations where required.
- Build and maintain strong relationships with clients, consultants, and subcontractors.
- Ensure high levels of client satisfaction and professional representation of the business.
- Act as a point of contact for contractual queries and guidance.
- Implement and maintain robust contract management processes and templates.
- Ensure compliance with legal, regulatory, and company standards.
- Contribute to continuous improvement initiatives across the preconstruction and delivery functions.
Candidate Profile
- Extensive experience in contract management within luxury residential or super-prime construction projects.
- Strong knowledge of UK construction contracts, procurement, and commercial practices.
- Proven ability to manage multiple high-value projects simultaneously.
- Excellent negotiation, communication, and stakeholder management skills.
- Strong analytical skills and commercial awareness.
- Professional qualifications (e.g., RICS, MRICS, or equivalent) preferred.
