Working for a market-leading specialist commercial fit-out and refurbishment contractor, you will take full responsibility for transforming a prestigious heritage building into an exceptional, design-led workplace, seamlessly blending historic architecture with premium contemporary office space.

This flagship development demands an accomplished construction leader with a proven track record of delivering complex commercial refurbishments, luxury fit-out projects and technically challenging heritage schemes. .

The Role

As Project Director, you will have overall responsibility for the successful delivery of this £40M flagship project, providing leadership across operational, commercial and client functions while ensuring exceptional standards are achieved throughout.

Key Responsibilities

  • Take full responsibility for the successful delivery of a £40M Grade II listed commercial refurbishment and luxury fit-out project from pre-construction through to practical completion and client handover.
  • Lead, inspire and develop the senior project team, fostering a collaborative, high-performance culture across construction, commercial and design disciplines.
  • Develop and implement the overall project delivery strategy, ensuring programme, budget and operational objectives are achieved.
  • Act as the principal senior point of contact for the client, consultants, architects, heritage specialists and key stakeholders, building trusted relationships throughout the project lifecycle.
  • Lead the successful delivery of refurbishment works within a listed building environment, ensuring the preservation of historic features while integrating high-end modern workplace solutions.
  • Ensure exemplary standards of health, safety, quality and environmental compliance are embedded across all project activities.
  • Oversee project programming, logistics, procurement and resource planning, proactively managing project risks and implementing mitigation strategies.
  • Work closely with the commercial team to manage project budgets, forecasting, procurement, change control and overall financial performance.
  • Chair executive project meetings, client reviews and senior stakeholder updates, providing accurate reporting to business leadership.
  • Champion quality throughout the project, ensuring exceptional workmanship and luxury finishes are delivered to the highest standards.
  • Lead the resolution of complex operational and technical challenges while maintaining programme certainty and client confidence.
  • Mentor and develop senior project staff, encouraging continuous improvement and promoting best practice across the business.

About You

We're seeking an experienced Project Director or Senior Project Manager with an outstanding track record of delivering major commercial refurbishment and luxury fit-out projects.

You will have

  • Proven experience operating as a Project Director, Senior Project Manager or Contracts Manager delivering major commercial fit-out and refurbishment projects.
  • Demonstrable experience successfully delivering projects valued between £20M and £50M within the commercial construction sector.
  • Experience delivering Grade II listed refurbishments, heritage projects or technically complex city centre developments.
  • Strong understanding of luxury commercial interiors, premium finishes and high-specification workplace environments.
  • Outstanding leadership and people management skills, with experience leading large multidisciplinary project teams.
  • Excellent client-facing and stakeholder management abilities, capable of building long-term trusted relationships.
  • Strong commercial acumen with experience overseeing project financial performance, contractual matters and risk management.
  • Excellent programme management and strategic planning capabilities.
  • Comprehensive understanding of current construction legislation, health and safety requirements and industry best practice.
  • Relevant qualification in Construction Management, Building, Civil Engineering or a related discipline.
  • Professional memberships and industry accreditations would be advantageous.
