Join a small, independent family office team managing a prestigious, high-value London property portfolio, overseeing both residential and commercial assets in some of the city's most sought-after locations.

Role Overview

As Property Manager, you will be the central point of contact for a diverse portfolio of 15–20 residential units across six properties and key commercial assets. You'll oversee day-to-day administration, compliance, maintenance coordination, and financial support, all while delivering best-in-class service and driving operational improvements.

Key Responsibilities

  • Residential Management
  • Serve as main liaison for tenants, handling queries and issue resolution.
  • Coordinate routine and ad-hoc maintenance, working with contractors and suppliers.
  • Manage void periods and end-of-tenancy processes, including inspections, meter readings, inventories, deposit negotiations, and handovers.
  • Ensure all statutory certificates (Gas Safety, Electrical Safety, EPCs) are obtained and logged.
  • Commercial Administration
    • Assist with annual insurance renewals: compile data, liaise with insurers, and submit documentation.
    • Work with business rates consultants to optimise liabilities and identify mitigation strategies.
    • Manage utilities: coordinate meter readings, update accounts, and interface with service-charge providers.
    • Collaborate with the finance team to ensure accurate, timely invoicing for rates, utilities, and insurance.
    • Support marketing and social-media activities to drive leasing.
  • General Duties
    • Maintain meticulous records of all works, inspections, certifications, and communications.
    • Support ad-hoc property projects and prepare regular reports.
    • Continuously seek process improvements and efficiencies across the portfolio.

    Skills & Experience

    • Proven track record in residential property management or administration (London experience preferred).
    • Strong understanding of compliance requirements (Gas Safety, EPCs, etc.).
    • Familiarity with commercial property processes: insurance, utilities, service-charges, and rates.
    • Exceptional organisational skills and attention to detail, especially in Excel and numeracy tasks.
    • Excellent communication and interpersonal abilities.
    • Self-motivated, able to juggle multiple workstreams and solve problems independently.
    • Proficient in Microsoft Office; experience with property-management software is a plus.
    • Desirable: ARLA, IRPM (or similar) qualification; experience with high-value London properties.
