The Senior Property Manager will be responsible for a diverse portfolio of commercial properties and will act as a trusted advisor to client and internal team members. The successful candidate will oversee day-to-day portfolio operations, lead client communication, provide financial oversight, and support the development of junior staff. This role requires strong technical expertise, excellent organisational capability, and the ability to operate confidently within a dynamic, entrepreneurial environment.

Key Responsibilities

  • Manage a diverse portfolio of commercial properties across various asset classes.
  • Build and maintain strong client relationships, ensuring timely delivery of key information, reporting, and updates.
  • Prepare and present property reports, budgets, performance insights, and strategic recommendations to Directors and clients.
  • Coordinate lease events including renewals, rent reviews, assignments, and dilapidations in collaboration with legal and professional advisors.
  • Oversee service charge budgets, annual reconciliations, and financial performance of the managed portfolio.
  • Monitor expenditure, identify cost efficiencies, and support clients with financial planning and forecasting.
  • Conduct regular site inspections to ensure high standards of maintenance, safety, and operational performance.
  • Oversee proactive maintenance programmes and compliance activities with support from junior team members.
  • Negotiate, manage, and review contracts with suppliers and contractors to ensure quality.
  • Ensure full compliance with statutory requirements, health & safety legislation, and internal company policies.
  • Lead, mentor, and support junior team members through training, guidance, and performance feedback.
  • Encourage best practices, professional standards, and teamwork.
  • Provide regular reporting to the Directors on portfolio performance, operational matters, and strategic opportunities.
  • Recommend improvements to internal systems, processes, and service delivery to support company growth and efficiency.

Skills & Experience Required

  • Minimum 3 years’ experience in commercial property management, with demonstrated managerial capability.
  • Experience working in a small to medium-sized firm, with the ability to engage with both local operators and national stakeholders.
  • Strong client-facing skills, with the ability to manage expectations for a wide range of clients, from HNW individuals to institutional funds.
  • Demonstrated experience in managing, supporting, and developing junior staff.
  • Excellent organisational skills and the ability to manage multiple priorities and personal workload.
  • Strong communication, negotiation, and problem-solving skills.
  • Professional qualifications such as MRICS (or working towards) are highly desirable.
