A leading Tier 1 contractor is seeking an experienced Project Manager to lead the delivery of a major refurbishment programme within a live, secure environment in Kent. This is a long-term opportunity, project valued at approximately £100m over five years, with around £20m of works being delivered annually. Following the recent approval of early works, the scheme is now moving forward at pace and requires an experienced Project Manager to take ownership of the project through pre-construction and delivery.

The Project:

  • Major refurbishment programme within a live operational environment
  • Fire safety improvement works
  • M&E strip-out and replacement
  • General building refurbishment and upgrades
  • Approximate value of £100m over a 5-year programme

Responsibilities will include:

  • Managing procurement and pre-construction activities
  • Coordinating design development and stakeholder engagement
  • Leading project delivery strategy
  • Managing programme, cost, quality and health & safety performance
  • Building and leading the project team through the construction phase
  • Reporting directly to the Operations Manager

Candidate Requirements:

  • Strong pre-construction and refurbishment experience preferred
  • Must have experience working across a variety of sectors, such as residential, healthcare, education, commercial or other public-sector projects
  • Previous MOJ or secure environment experience is desirable but not essential
  • Previous Tier 1 or Tier 2 main contracting experience essential, Candidates with predominantly freelance backgrounds will not be considered
  • Must have successfully delivered projects in the region of £20m+
  • Candidates must be eligible to obtain Level 1 Security Clearance
  • The business can assist with obtaining BPSS and EL1 clearance, provided there are no relevant criminal convictions

Location & Working Arrangements:

  • Based between Kent offices and the project site
  • Occasional travel to the company's South East regional office
  • Approximately 50/50 split between office and project responsibilities during pre-construction
  • Design and survey phase commencing July 2026
  • Main construction works to follow completion of the design phase

Package:

  • £85,000 - £95,000 basic salary (Potential Flexibility for the Right Candidate)
  • £6,000 car allowance
  • Potential flexibility for exceptional candidates
  • 28 days annual leave plus bank holidays
  • Private healthcare
  • Pension contribution
