Overview
We are seeking an experienced Site Manager to take full responsibility for the day-to-day management and delivery of an 18-unit residential apartment scheme. The successful candidate will oversee the entire construction programme from groundworks through to completion
You will coordinate all on-site activities, manage subcontractors, control programme and budget performance, and act as the key point of contact between the site and the project management team. We are looking for someone who is solution-oriented, keen and able to work to a time and cost budget and is not afraid to assist on site when/if required.
Key Responsibilities
Project Delivery:
Manage and coordinate all site activities from pre-start to handover, ensuring the project is delivered on time, within budget, and to specification.
Oversee daily site operations, ensuring adherence to construction drawings, specifications, and quality standards.
A willingness to occasionally muck in to keep things on track is a definite positive.
Subcontractor Management:
Lead on procurement, scheduling, management and supervision of subcontractors, labour and trades on site.
Ensure subcontractor performance meets contractual, quality, and safety requirements.
Programme & Planning:
Develop and maintain the construction programme, sequencing works efficiently.
Monitor progress and implement corrective actions to maintain timelines.
Coordinate site logistics, deliveries, and material handling.
Cost & Efficiency:
Take a strong interest in cost control and value engineering.
Identify and implement budget-saving alternatives and efficient construction methods.
Work closely with the project team to maintain tight control of costs, materials, and wastage.
Drive a culture of delivering on or below budget without compromising on quality.
Quality & Compliance:
Ensure all works comply with building regulations, design specifications, and quality expectations.
Manage inspections and sign-offs at key stages of construction.
Maintain accurate site records, diaries, and progress reports.
Health & Safety:
Take responsibility for site health and safety compliance with input from 3rd party health and safety consultants.
Carry out safety inspections, toolbox talks, and risk assessments.
Stakeholder Coordination:
Liaise with the Project Manager, Architect, Engineers, and other consultants.
Manage site security, public safety, and neighbour relations.
Coordinate new home warranty and building control inspections and prepare relevant submissions.
Handover & Completion:
Manage final snagging, commissioning, and handover processes.
Ensure all as-built documentation, O&M manuals, and certifications are complete and accurate.
Qualifications & Experience
5 yearsβ experience as a Site Manager on residential developments (preferably apartments/flats).
Track record of managing multi-unit schemes from start to finish.
Relevant CSCS (Black Card), SMSTS, and First Aid at Work certifications preferred.
Strong technical knowledge of construction methods and building regulations.
Ability to lead and coordinate multiple subcontractor teams.
Strong organisational, communication, and problem-solving skills.
Proficient with Microsoft Office, project scheduling tools, and document control systems.
