Client-Side Quantity Surveyor – Super Prime Residential Location: London Salary: Competitive, depending on experience Job Type: Permanent We are seeking an experienced Client-Side Quantity Surveyor to join a private client/development team overseeing the delivery of super-prime residential projects across London. This is a client-facing position requiring a commercially astute Quantity Surveyor with a strong background in high-value residential construction, luxury refurbishment and/or new-build projects. Key Responsibilities * Provide full commercial and cost management support from feasibility through to completion. * Act as the client’s commercial representative throughout the project lifecycle. * Prepare and manage project budgets, cost plans and financial forecasts. * Review and challenge contractor and consultant cost proposals. * Manage procurement and tendering processes. * Prepare tender documentation and undertake tender analysis. * Assess contractor valuations, payment applications and final accounts. * Manage variations, change control and associated commercial implications. * Monitor project expenditure against approved budgets. * Identify commercial risks and provide appropriate mitigation strategies. * Work closely with the Project Manager, design team, contractors and specialist consultants. * Review project progress and assess its impact on cost and cash flow. * Negotiate with contractors and suppliers where required. * Maintain accurate cost reports and provide regular commercial updates to the client. * Assist with project strategy, procurement and value management. * Manage final accounts and ensure projects are commercially closed out effectively. Requirements * Proven experience as a Quantity Surveyor within super-prime or prime residential construction. * Strong client-side, consultancy or private client/development experience. * Experience managing the commercial aspects of high-value residential projects. * Background in luxury new-build, refurbishment, fit-out or substantial residential redevelopment. * Strong knowledge of procurement, tendering, valuations, variations and final accounts. * Excellent cost planning and reporting skills. * Strong commercial awareness and negotiation ability. * Experience working with high-end contractors, consultants and specialist subcontractors. * Exceptional attention to detail. * Excellent communication and stakeholder management skills. * Relevant Quantity Surveying/construction qualification is desirable. * Experience of high-value London residential projects is highly advantageous
