Role Overview

We are seeking an experienced Contracts Manager to lead the planning, organisation, and delivery of construction projects across multiple sectors, including industrial, commercial, leisure, healthcare, and MOD projects. The role ensures that projects are set up efficiently, executed safely, delivered on time, and completed to the highest quality standards. The Contracts Manager will oversee site teams, manage client relationships, ensure compliance with health & safety and quality standards, and support continuous improvement across all projects.

Key Responsibilities

  • Project Set-Up
    • Arrange and attend pre-start meetings.
    • Sequence and programme works effectively.
    • Draft and issue RAMS (Risk Assessments & Method Statements).
    • Brief Site Managers on project drawings and specifications.
    • Set up project management systems and allocate labour.
    • Organise delivery of materials and plant.
  • Project Execution
    • Oversee on-site management, ensuring projects are delivered safely, on time, within budget, and to high-quality standards.
    • Collaborate with stakeholders to achieve project objectives.
    • Monitor day-to-day costs and minimise wastage.
  • Site Operations
    • Plan and organise site logistics, including allocation of resources, materials, and equipment.
    • Manage site personnel and subcontractors, ensuring adherence to safety, quality, and contractual requirements.
    • Provide guidance, support, and coaching to team members.
    • Identify and resolve on-site challenges promptly.
    • Implement innovative solutions to optimise project efficiency.
  • Client Relationship Management
    • Build and maintain strong client relationships on site.
    • Act as the primary point of contact for clients, site teams, and subcontractors.
    • Provide progress updates and address site-related issues.
  • Quality Assurance
    • Oversee installation and implementation of construction systems, ensuring compliance with industry standards.
    • Conduct quality checks and inspections throughout project delivery.
  • Health & Safety Compliance
    • Enforce strict health and safety practices on site.
    • Conduct regular safety briefings and inspections.
    • Ensure proper use of PPE and adherence to RAMS.
    • Report safety concerns and RAMS deviations as required.
  • Documentation
    • Maintain accurate and up-to-date project records, including daily logs and reports.
    • Ensure proper filing and sharing of project documentation.
    • Assist with preparation of progress reports and project updates.
  • General Duties
    • Follow internal processes and procedures, including IT security, data protection, and employment practices.
    • Contribute actively to team discussions and continuous improvement initiatives.
    • Uphold the highest standards of professional conduct with clients and project teams.
  • Self-Development
    • Attend training and integrate learning into daily operations.
    • Keep up to date with professional and technical developments.
    • Maintain records of training and learning activities.

Requirements

Qualifications / Education

  • NVQ Level 7 in Construction Senior Management or BSc in Construction Management (or equivalent work experience).

Experience

  • Proven track record as a Contracts Manager in construction.
  • Experience in specialist services such as fire protection or similar technical packages (desirable).

Specialist Training / Certifications

  • Health & Safety certification (SMSTS) - essential
  • IPAF - desirable
  • PASMA - desirable
  • Fit to Work Medical - desirable
  • Asbestos Awareness - desirable

Skills & Competencies

  • Strong understanding of construction processes, safety regulations, and quality control standards.
  • Excellent project management skills.
  • Ability to manage multiple projects simultaneously.
  • Leadership and team management experience.
  • Proficient in IT, including Microsoft Outlook, Excel, and project management systems.
