The Quantity Surveyor is responsible for managing the financial and contractual aspects of construction projects, ensuring accurate financial reporting, effective cost control, and the successful commercial delivery of works. The role involves managing contractual relationships between all parties involved in a project.

Quantity Surveyors are required to be highly numerate, organised, and commercially aware, with strong negotiation skills and a sound understanding of building legislation, construction methods, materials, and design.

Key Responsibilities

  • Control and manage project costs
  • Prepare and submit applications for payment in line with contract terms
  • Accurately value works completed
  • Analyse project profitability and report financial trends
  • Commercially manage subcontractor works
  • Liaise with clients on a day-to-day basis
  • Ensure projects are delivered profitably

Client & Contract Management

  • Maintain contract documentation and advise on post-contract matters
  • Prepare and issue contractual correspondence to clients and subcontractors
  • Liaise with clients post-contract
  • Liaise with the design team post-contract

Project & Commercial Tasks

  • Prepare and submit interim valuations in a timely manner
  • Manage, value, and agree variations
  • Prepare, submit, and agree final accounts
  • Measure and value work completed on site
  • Ensure valuations are priced and agreed prior to commencement of works

Reporting & Cost Control

  • Price and forecast the cost of materials and project resources
  • Track design and construction changes and update cost forecasts accordingly
  • Prepare financial and progress reports

Site & Delivery Teams

  • Carry out quantity take-offs for material procurement
  • Maintain awareness of project scope, programme, and site activities

Subcontractor Management

  • Negotiate and let subcontract packages
  • Agree and certify subcontractor interim valuations and final accounts
  • Procure or agree contractor and subcontractor services
  • Assist in the selection and sourcing of construction materials

Education & Qualifications

Essential

  • Minimum of 5 GCSEs (A–C or equivalent), including Mathematics
  • BTEC in Building Studies, Building Engineering, or Building Management or HNC/HND/Degree in Quantity Surveying (including industrial placement)
  • Minimum of three years’ experience managing elements of construction projects

Desirable

  • Membership of the Royal Institution of Chartered Surveyors (RICS)
