The New Inn is a lovely traditional pub with two cosy feature fireplaces, just outside the town centre of Witney, with a plentiful customer base and affluent demographics.

Extensive refurbishment is planned – the New Inn will be given a new zonal layout with games room, snug, lounge and bar areas, to attract different types of customers. The newly decorated interior will have a welcoming, stylish feel with the two fireplaces creating a cosy atmosphere in the winter. A working kitchen will create the opportunity for a new and sustainable income source.

Externally, the pub will be given a facelift with a full new signage and lighting scheme to complement the interior refurbishments. In addition, the venue is currently applying for a pavement licence, which will enhance its visual appeal from the outside, and a fashionable courtyard, complete with a pergola, will draw a crowd in the summer.

Applicants should be aware that all refurbishments are subject to final board approval, which will be determined as part of the leasing process. Where a significant investment is made in a pub by Star Pubs & Bars, an 'Investment Exemption' will be required. This exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
