Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Where a significant investment is made in a pub by Star Pubs & Bars, an 'Investment Exemption' will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

A beautiful refurbishment will propel The Cedar Tree into the 21st Century, creating a pub with a stripped-back industrial interior and a fantastic trendy food offering. The introduction of a darts area and vibrant heated outdoor space will ensure the pub retains its local, sociable feel. In addition, an updated, open-plan bar servery, a brand-new log burner and polished leather seating will enhance the refreshed trading area, complete with 58 flexible covers to suit any need or occasion. These enhancements will combine to create a fantastic local pub, capable of catering to the needs of the whole village and those further afield.
