As Manager Operations, you’ll be at the heart of the community — leading day-to-day operations, driving letting results, supporting your team, and ensuring residents feel at home from the moment they arrive. You’ll combine operational excellence with genuine care for people, creating a safe, vibrant and well-run environment.

  • Drive letting performance by maximising occupancy, supporting leasing activity, and implementing initiatives to increase revenue and resident retention.
  • Proactively manage and follow up on lettings enquiries, maintaining strong communication with prospective tenants to maximise conversions and occupancy rates.
  • Oversee the full day-to-day operation of the building, ensuring services are delivered efficiently, accurately, and cost-effectively.
  • Contribute to weekly, monthly, and quarterly reporting on lettings, budgets, and performance - identifying opportunities to improve results.
  • Act as the face of the development, building strong relationships with residents, prospects, and local partners.
  • Lead and develop your team, setting clear objectives and driving performance through regular feedback and reviews.
  • Deliver a high-quality resident journey — from enquiry and move-in to ongoing engagement and retention.
  • Take ownership of customer feedback, complaints, and service recovery, ensuring timely and effective resolution.
  • Plan and deliver resident engagement initiatives, events, and communication strategies to strengthen community and retention.
  • Build partnerships with local businesses to enhance the resident offering and support leasing appeal.
  • Support budget management and cost control, ensuring alignment with financial targets and operational plans.
  • Ensure full compliance with Health & Safety policies and industry standards (RICS, ARMA-Q), maintaining a safe and secure environment.
  • Collaborate on marketing and social media activity to support brand presence and drive leasing demand.
  • Deliver KPIs across operations, customer satisfaction, and commercial performance in line with SLAs.

About you: You are a confident and proactive professional who builds strong relationships and communicates with impact. With a clear focus on results and a commercial mindset, you take ownership, work in a structured way, and adapt easily to changing priorities. You are service-minded, solution-oriented, and always act with the resident experience in mind. We believe you have:

  • Basic high school, college or vocational education.
  • At least 3 years’ experience managing operations within residential property, BTR, or hospitality sector.
  • Proven experience in driving lettings, leasing, or sales performance with clear KPIs.
  • Experience in leading and developing teams.
  • Strong organisational skills and the ability to manage multiple priorities.
  • Confidence in working with systems and digital tools, including Microsoft Office package. AI adoption is something you are curious about!

It’s a plus if you also have relevant certifications (e.g. ARLA, SCQF Level 6+, First Aid, Health & Safety).
