Healthy Homes Team Leader in Slough

We're looking for a technically strong housing professional who can combine in-depth property and construction knowledge with effective people leadership. The ideal candidate will have experience managing or leading surveying teams, with a proven ability to assess property condition, diagnose defects and oversee appropriate repair and remedial solutions.

You'll have a strong practical understanding of construction methods, building pathology and repair techniques across domestic housing, including knowledge of traditional and modern construction, roofing, walls, floors, windows, doors, plumbing, drainage and building services. You'll be confident identifying the underlying causes of defects such as damp, mould, condensation, water ingress, structural movement, penetrating and rising damp, and disrepair, and determining proportionate and technically appropriate remedial works.

You'll also bring sound knowledge of HHSRS, WHQS and Fitness for Human Habitation requirements, with the ability to translate technical findings into clear actions, specifications and effective repair programmes. Experience of managing disrepair cases, contractor performance, quality assurance and complex property-related risks will be highly valuable.

As a team leader, you'll be responsible for supporting, developing and challenging surveyors to ensure consistent technical standards, accurate diagnosis and high-quality decision making. You'll be able to provide technical guidance, review surveying work, manage competing priorities and ensure that recommendations are evidence-based, cost-effective and focused on delivering safe, healthy and sustainable homes for residents.

Specifically, in the role you will:

• Coordinate the delivery of the Remedial Works, ensuring all works align with the organisation's Asset Management strategy, ensuring timely delivery for vulnerable residents;
• Ensure all homes remain compliant with current regulation, primarily through the proactive management of the Disrepair Management and the mitigation of HHSRS hazards;
• Guide the team of surveyors to ensure robust inspections and works are carried out to mitigate the 29 hazards under the Housing Health and Safety Rating System (HHSRS), with a focus on damp, mould, and structural integrity;
• Support the Healthy Homes manager to manage budgets related to your area of work, approving contract spend and ensuring value for money is delivered;
• Motivate the team and manage processes to improve customer service and efficiency of delivery whilst ensuring procedures are followed and compliance and regulatory standards are met;
• Contribute to the development of the investment programme, ensuring all remedial works align with the organisation's wider assets and sustainability objectives;
• Monitor efficient contract delivery for remedial works and work with the Investment team to align, where possible within Hedyn's Investment programme, to deliver value for money and efficiencies;
• Support the Disrepair Management, effectively to minimise litigation costs and ensure all remedial works are executed to a high standard;
• Monitor and audit the team to ensure robust inspections and works are carried out to mitigate the 29 hazards under the Housing Health and Safety Rating System (HHSRS), with a focus on damp, mould, and structural integrity;
• Deliver site supervision visits as necessary in an efficient manner to ensure consistent high levels of quality are delivered;
• Support the validation of contract procurement specification and approve key performance information and report as necessary on the performance of contractors engaged;
• Assist the Head of Asset Investment Manager to deliver Hedyn's Corporate Strategy and assist in the development and implementation of procedures;
• Provide expert professional or technical advice, guidance, consultation, and solutions for structural defect works;
• Advise on practical solutions to complex technical issues, taking specialist advice as necessary;
• Develop a network of collaborative, productive and effective working relationships with colleagues across the association;
• Allocate resource to support and liaise with Customer Experience Team and other colleagues to ensure the accuracy of works orders, correct diagnosis and excellent resident engagement;
• Lead, manage, motivate, and support direct reports, monitoring and appraising performance;
• Provide 1-2-1's, training, support, and development opportunities;
• Effectively communicate with customers, private occupants and leaseholders and other stakeholders;
• Drive service improvements through technology and innovative working methods;
• Perform any other duties as directed by your Line Manager in furtherance of the organization and individual objectives and policies;
• Work in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the association.
