We're looking for a proactive and customer-focused Leasehold and Property Manager to join our Operations team at Hedyn. In this role, you'll deliver a high-quality service to residents across our leasehold, shared ownership, freehold, and market-rent homes - supporting them from the moment they move in, right through to selling or moving on.
In this role you'll manage a varied portfolio, acting as a visible presence in our neighbourhoods, resolving issues, advising on lease and contract matters, and ensuring our homes and services always meet legal and regulatory standards. This is a great opportunity for someone with strong property management experience, excellent communication skills, and a passion for delivering responsive, resident-centred services. You'll work independently, build strong relationships with internal teams and external partners, and play a key role in maintaining safe, well-managed communities across Hedyn.
Full UK driving licence with access to a vehicle is required for this role.
Specifically, in the role you will:
- Provide leasehold, contract and housing management functions to a caseload of Hedyn's home ownership and private/submarket rent residents ensuring services are compliant with legislation, best practice and align with Hedyn's values.
- Oversee the end of contract and re-lettings process for private market/sub-market rent homes ensuring outgoing and incoming residents have a great experience, legal documents are accurate, and processes are compliant with legislation.
- Be a visible presence in the neighbourhood, carrying out visits and inspections, acting as a dedicated point-of-contact for residents within your responsible area, promoting a 'right first time' approach and ensuring consistency of service across different communication channels and touch points.
- Provide specialist leasehold management functions and give advice to owners along with the wider business including on matters such as negotiating lease extensions, providing accurate resale management packs, overseeing right to manage claims, agreeing and arranging variations to legal documents and handling general lease queries.
- Respond proactively to complaints and expressions of dissatisfaction and keep the complainant informed of progress.
- Manage a portfolio of rented garages and leased/licenced land plots ensuring contracts are adhered to, voids are turned around quickly and any licence breaches are actioned including taking legal action where necessary to gain possession.
- Engage with garage and land plot licence holders/leaseholders to recover debt, taking appropriate legal action if repayment plans fail.
- Take appropriate and timely action to resolve breaches of leases, licences or occupation contracts, instigating legal action where necessary including representing Hedyn in Court/Tribunal and maximising opportunities to negotiate positive outcomes prior to hearings.
- Work collaboratively with internal colleagues particularly on mixed tenure blocks/estates to ensure issues are resolved, building safety is maintained and landlord responsibilities are delivered.
- Build relationships with external agencies and stakeholders such as the Police, local Councillors and Council teams to resolve issues with individual residents, blocks or estates.
- Work closely with colleagues in the Growth directorate where new developments will have homes that will be managed within the Home Ownership and Market Rent Team to ensure that all matters affecting ongoing management of the properties are planned for and potential issues mitigated.
- Act upon safeguarding concerns immediately and in compliance with the safeguarding policy and procedure.
- Be responsible for ensuring that all legislative, statutory, and regulatory requirements are met.
