We're seeking an experienced Building Safety Manager to lead and manage building safety compliance across our residential portfolio. This role is critical in ensuring full compliance with the Building Safety Act (Wales) 2026, acting as the organisation's competent person for building safety and the main point of contact with the Building Safety Authority.
In this role you'll oversee:
- Building safety cases

- Contractor performance
while leading a small specialist team. A Full UK Driving Licence and access to a vehicle is essential to this role.
Key Responsibilities:
- Manage and ensure compliance for all buildings which fall into the scope of the Building Safety Act (Wales) 2026 (BSAW) and subsequent legislation.
- Develop and implement policy and strategies to ensure adherence to these regulations across all in-scope buildings.
- Establish, maintain, and audit the Golden Thread of building information, ensuring robust digital records of construction documentation, resident safety information, and building control interactions.
- Register in-scope buildings with the building safety authority and obtain and maintain Building Assurance Certificates.
- Create and maintain building safety cases for all in-scope buildings.
- Conduct fire and structural risk assessments.
- Manage resident communication and safety case reporting.
- Oversee ongoing inspection, maintenance, and defect management.
- Lead resident consultation and ensure residents understand their responsibilities, safety procedures, and their rights under the BSAW.
- Be the point of contact for any relevant customer complaints or building safety concerns, along with being a visible resident-facing presence at the buildings.
- Develop positive working relationships with the Building Safety Authority, Fire and Rescue Services, Local Authority Building Control, and internal teams.
- Monitor and stay up to date with all relevant building regulations, guidance, and compliance legislative requirements.
- Oversee and complete existing work remediation programme for buildings over 11m affected by fire-safety defects, supporting survey submissions and funding applications.
- Work with other Hedyn managers to ensure building safety is maintained and their duties and actions are in alignment with the requirements of the BSAW.
- Ensure BSAW performance and measurable metrics are collated and reported on to internal and external stakeholders as required.
- Undertake any other duties that are reasonable, proportionate, and commensurate with the grade of the role, as required to support the effective delivery of the service.
Financial Responsibility: Responsible for the areas of the budget related to building safety activities for the organisation, ensuring financial controls including planning and contractor spend monitoring for building safety-related works.
People Responsibility: Line management for Building Safety Advisor & Building Safety Co-ordinator.
