About the vacancy: Join Hedyn in a rewarding leadership role where you'll help create safe, secure, and thriving communities for residents living in our specialist housing schemes. As Team Leader, you will lead, coach, and support a team of Building Services Operatives, ensuring high standards of estate management, compliance, health and safety, and customer service are delivered across our 55+ housing schemes. This is an excellent opportunity for an experienced people manager with a passion for customer-focused services, team development, and community wellbeing. You'll play a key role in driving performance, managing compliance and safety, engaging with residents, and working collaboratively with internal and external partners to continuously improve services. We're looking for a proactive leader with experience supervising teams, strong organisational and problem-solving skills, knowledge of health and safety and safeguarding, and the ability to build positive relationships with residents and stakeholders.
A full driving licence is essential for this role.
Specifically, in the role you will:
- The Team Leader (Specialist Housing) is responsible for the safety and compliance of all higher risk sites with Building Services Operatives Specialist Housing, including the operation of fire safety equipment, community alarms and security equipment.
- Ensuring the completing Person-Centred Fire risk assessment and engaging through resident groups on safety matters.
- Work closely with the Estates Manager and other colleagues to maintain compliance with health & safety and provide data-driven support for all estates-related services.
- Lead, manage and motivate the Building Services Operatives Specialist Housing team, ensuring that staff are effectively trained in their duties and are appraised of their performance.
- Initiate, plan and implement policy and procedural changes in respect of the Building Services Operatives Specialist Housing service, ensuring they address local issues and priorities.
- Be responsible for the efficient management of delegated budgets.
- Ensure adherence to corporate policies including financial regulations, risk management, health and safety, confidentiality, data protection and codes of conduct.
- Attend, lead or contribute to relevant partnership meetings on aspects of community safety or safeguarding relating to specialist housing and develop joint practices and training opportunities.
You'll work collaboratively to:
- Deliver Hedyn's business Key Performance Indicators (KPIs).
- Plan and prioritise work that delivers the required cultural and business outcomes.
- Manage, coach, mentor and develop the team and managers to deliver a consistent and efficient service.
- Support cross team working to build a 'one team' approach to remove duplication and waste work and increase collaboration.
Other areas of responsibilities - you'll:
- Understand Hedyn's strategic priorities, ambition and KPIs and how you contribute to achieving them.
- Coach, develop and support the team to deliver an effective and consistent service, ensure they are resilient, open to change, willing to challenge our ways of working, empowered to make informed decisions and confident in taking personal ownership and responsibility for their actions.
- Understand the operational and financial performance within your area(s).
- Manage your area(s) to deliver optimum performance, positive customer and business outcomes and value for money.
- Actively seek and act on customer feedback, both directly and through using data and analytics and use this and performance data to inform service planning and delivery.
- Own and continuously improve designated processes, systems and data using systems thinking / OD principles and a data-based approach.
- Keep up to date with legislative changes and best practice developments in your functional area, advise on their impacts on Hedyn and make recommendations for change accordingly.
- Identify and manage risks and opportunities affecting your area(s).
- Build good working relationships with your key stakeholders, external partners, contractors, suppliers, trade union and colleagues.

- Deal courteously and professionally with customers.
- Seek and use customer feedback to improve the business.
- Monitor and evaluate customer feedback and data.
