As Healthy Homes Team Leader, you'll lead a team of surveyors and coordinators responsible for delivering vital property improvements and remedial works. The role focuses on resolving complex housing issues including damp and mould, structural defects, disrepair cases, and compliance risks, ensuring homes meet Fitness for Human Habitation standards and wider regulatory requirements. You'll oversee contractor performance, manage budgets, drive service improvements, support resident engagement, and provide expert technical guidance, while helping to deliver excellent outcomes for customers and value for money for the business.

Specifically, in the role you will:

  • Coordinate the delivery of the Remedial Works, ensuring all works align with the organisation's Asset Management strategy, ensuring timely delivery for vulnerable residents;
  • Ensure all homes remain compliant with current regulation, primarily through the proactive management of the Disrepair Management and the mitigation of HHSRS hazards;
  • Guide the team of surveyors to ensure robust inspections and works are carried out to mitigate the 29 hazards under the Housing Health and Safety Rating System (HHSRS), with a focus on damp, mould, and structural integrity;
  • Support the Healthy Homes manager to manage budgets related to your area of work, approving contract spend and ensuring value for money is delivered;
  • Motivate the team and manage processes to improve customer service and efficiency of delivery whilst ensuring procedures are followed and compliance and regulatory standards are met;
  • Contribute to the development of the investment programme, ensuring all remedial works align with the organisation's wider assets and sustainability objectives;
  • Monitor efficient contract delivery for remedial works and work with the Investment team to align, where possible within Hedyn's Investment programme, to deliver value for money and efficiencies;
  • Support the Disrepair Management, effectively to minimise litigation costs and ensure all remedial works are executed to a high standard;
  • Deliver site supervision visits as necessary in an efficient manner to ensure consistent high levels of quality are delivered and ensure that Health and Safety requirements are being always implemented by Hedyn staff and contractors;
  • Provide expert professional or technical advice, guidance, consultation, and solutions for structural defect works, identifying root causes in an intelligible and timely fashion to colleagues or senior management;
  • Developing a network of collaborative, productive and effective working relationships with colleagues across the association, to ensure a one team approach is taken to service delivery;
  • Lead, manage, motivate, and support direct reports, monitoring and appraising performance, allocating day to day work, and ensuring that all team members' responsibilities are conducted effectively and in a timely manner, promoting value for money;
  • Drive service improvements through technology and innovative working methods that ensures value for money services for customers.
