As a Building Services Operative, you will play a vital role in delivering high-quality caretaking, maintenance, compliance, and customer-focused services, ensuring communal areas and buildings are maintained to the highest standards.

This varied role includes building inspections, fire safety checks, minor repairs, grounds maintenance, resident engagement, and supporting the smooth day-to-day operation of our housing schemes. Working independently and as part of a wider team, you'll build positive relationships with residents while helping to maintain a safe and inclusive environment.

We're looking for someone with experience in building maintenance, caretaking, or a similar role, strong customer service skills, a proactive approach to problem-solving, and the ability to work confidently on their own initiative. This is a rewarding opportunity to make a real difference in our communities while contributing to a trusted and resident-focused housing service.

A full UK driving licence is essential for this role.

Specifically, in the role you will:

  • Carry out daily, weekly and monthly site inspections, including health & safety checks, fire safety equipment checks, and security checks.
  • Complete Person-Centred Fire Risk Assessments for residents in line with organisational guidance.
  • Maintain communal areas, plant rooms, storage areas and external spaces to a high standard, including grounds maintenance and seasonal duties.
  • Undertake minor repairs, basic maintenance tasks and report specialist repairs promptly.
  • Support the operation, testing and basic troubleshooting of fire alarms, emergency lighting, community alarms and other safety equipment.
  • Monitor contractors on site to ensure safe working practices and report issues to the Team Leader.
  • Be a responsible key holder for the schemes.

Health & Safety & Compliance

  • Support compliance with Hedyn's health & safety policies, including fire safety, asbestos awareness and legionella monitoring.
  • Record compliance checks accurately using approved systems (e.g. RAMIS).
  • Report hazards, safeguarding concerns or near-miss incidents immediately.
  • Actively participate in safety inspections, audits and training updates.

Resident Engagement & Customer Service

  • Be visible and accessible on site, building positive relationships with residents.
  • Engage with residents about safety, housekeeping and building matters.
  • Support resident meetings/events and share information about building works or safety actions.
  • Promote a safe, inclusive and respectful living environment.
  • Always deal courteously and professionally with customers.
  • Respond appropriately to any emergency situations that arise.

Lone Working

  • Work independently across assigned sites in line with Hedyn's lone-working procedures.
  • Maintain regular communication with team(s) and follow safety protocols.
  • Accurately log lone-working activities and escalate concerns immediately.

Other Areas of Responsibility

  • Understand Hedyn's strategic priorities and how your role contributes.
  • Use customer feedback and performance data to help improve services.
  • Maintain accurate data and records to support compliance and operational performance.
  • Take personal responsibility for continuous improvement and professional development.
  • Support a 'one team' approach through collaboration across Estates, wider teams and external bodies.
  • Keep up to date with relevant building management, safety legislation and best practice.
  • Handle banking and paperwork for money collected through laundries, guest rooms and TV licences.
  • Where applicable, manage the guest room(s).

  • Respond quickly and professionally to queries or concerns.
  • Seek feedback and use insight to improve service delivery.
