The Senior Property Asset Manager - Expansion is responsible for leading and delivering landlord and tenant activities that support Heathrow's expansion programme. This includes ensuring readiness for acquisition strategy, securing access and vacant possession, and meeting statutory requirements ahead of the Development Consent Order (DCO). The role serves as the central property interface between the Expansion Programme, delivery teams, British Airways, and other third‑party tenants, ensuring that on‑airport land and property interests are proactively managed to support programme milestones, minimise risk, and enable essential works, surveys, and investigations.

This role requires advanced professional property expertise and strong stakeholder management skills, with the ability to operate independently on complex and high‑risk property matters that are critical to the DCO process. By maintaining close alignment across stakeholders and proactively addressing property‑related challenges, the role plays a key part in supporting the successful and timely delivery of Heathrow's expansion objectives.

Responsibilities

  • Lead and deliver all landlord and tenant activities required to support the Expansion acquisition strategy ahead of DCO, including negotiation and management of British Airways and other third‑party leasehold interests.
  • Develop and implement vacant possession, relocation, and access strategies for HAL‑owned on‑airport assets, coordinating tenant sequencing to protect programme milestones and minimise operational, delivery, and reputational risk.
  • Coordinate access arrangements, licences, permits, surveys, and enabling works on airport land and assets, ensuring all pre‑DCO land and property dependencies are identified, sequenced and delivered on the critical path.
  • Act as the primary property interface between the Expansion Programme, delivery teams, and on‑airport asset management, leading escalation of property‑related risks, issues, and decisions.
  • Lead complex commercial negotiations with airline and third‑party tenants, applying sound commercial judgement to balance programme acceleration, statutory compliance, tenant relationships, and Heathrow's long‑term property interests.
  • Provide expert MRICS‑qualified property leadership, ensuring robust governance, audit trails, and compliance with legal and statutory requirements, while clearly communicating property risks, dependencies and decisions to senior stakeholders.

Qualifications

  • MRICS qualification (or equivalent professional accreditation).
  • Extensive experience in landlord and tenant management, property acquisition and vacant possession strategies.
  • Proven experience in managing complex property interests within major infrastructure or regulated environments.
  • Strong commercial negotiation skills, with the ability to engage effectively with senior external stakeholders.
  • Demonstrable experience in managing property‑related risks and dependencies within programme or project delivery environments.
  • Preferably you would also have experience within aviation, infrastructure or nationally significant development programmes.
  • Experience supporting Development Consent Orders (DCO) or similar statutory consent processes.

Working Location

Our hybrid working approach offers the opportunity to work from home for an average of two days a week. Working arrangements vary from team to team and will be confirmed during the recruitment process. You will need to be based in the UK and within a commutable distance to Heathrow.
