As the UK's HUB international airport, it's vital for us to maintain a sharp commercial edge. The Commercial Space & Development Manager will prepare, develop, and deliver retail and property capital projects. The role will manage the development of design information from the project teams, ensuring time accurate S&C packs to allow the Retail and Property delivery teams to progress concept and detail design briefings in line with Commercial programmes and Business Plan. Creating commercially revenue generating space is important, but it is also vital that we create spaces to improve passenger experience to help create an extraordinary airport that is fit for the future.
Responsibilities
- Project Leadership: Technical Project Lead for Major Customer projects which have a direct impact on IDL whether this be space optimisation or work involving capacity projects. Ensuring compliance to necessary building control, fire regulations/strategy and health and safety policies.
- Customer Development Client Sponsorship: Act as the Customer client sponsor for all Customer projects and the client representative for all projects that have an impact on commercial space, safeguarding and mitigating impact on commercial space.
- Heathrow Gateway Document Preparation: Prepare all documentation related to the Heathrow Project Gateways ensuring completeness and timely approval of documentation.
- Financial Control, Risk Analysis and Reporting: Work with development and finance teams to create and manage project progress reporting for use monthly.
- Stakeholder Management: Ability to manage a diverse range of internal and external stakeholders with the ability to communicate and influence effectively.
- Risk Management: Identify and mitigate risks for all retail projects including but not limited to financial, project timeline and compliance risks. The role will support the wider space and Customer strategy teams on the development of business cases and associated compelling narratives. The role is responsible for requisitioning and receipt management.
Qualifications
- Broad knowledge of airport shell & core technical requirements and planning.
- Experience with capital governance structure and gateway processes.
- A working knowledge / experience of mechanical, electrical, building and civil services.
- Strong project management skills and experience with delivery in an airport environment.
- Excellent communication and interpersonal skills, with proven experience of managing stakeholder relationships at every level.
- Ability to manage and develop a team to deliver business targets.
- Strong commercial awareness.

Working Location
Our Hybrid working approach offers the opportunity for colleagues in some roles to work from home for an average of two days a week, providing the flexibility to work in an agile way whilst ensuring we deliver for the operational needs of Heathrow. Working arrangements vary from team to team and will be confirmed during the recruitment process. You'll need to be based in the UK and within a commutable distance to Heathrow.
