Barchester Healthcare is looking for a proactive and detail-driven Property Development Manager to lead the delivery of our development projects ensuring every scheme is completed on time, within budget, and to an exceptional standard. You'll shape specifications, budgets, and programmes, while building strong relationships with external partners to drive successful outcomes across our estate.
Responsibilities
- Deliver key elements of the annual development plan, including extensions, WOW projects, refurbishments, and asset improvements.
- Select the most effective project delivery methods to ensure programmes are completed efficiently and cost‑effectively.
- Manage project submissions through to senior leadership, including the Senior Property Development Manager and Property Services Director.
- Maintain high standards and meticulous attention to detail at every stage of the project lifecycle.
- Take full ownership of project delivery, managing third‑party resources and ensuring accountability.
- Partner with cross‑functional teams to streamline processes across property development and design.
- Act as the escalation point for framework consultants, contractors, and suppliers.
- Work closely with framework providers, consultants, and contractors to drive consistency and standardisation in project specifications.
- Contribute to continuous improvement across internal and external teams.
- Provide clear, timely reporting to support divisional development committees and Board approvals.
- Demonstrate progress and compliance throughout each project's development journey.
- Lead the management of new‑build projects when required.
Qualifications
- Proven experience delivering extensions and refurbishments across a multi‑site portfolio, on time and on budget.
- Strong background working with contractors and property consultants, ideally within the care or health sector.
- Commercially astute, confident using financial data, and skilled in negotiating and influencing external partners.
- Able to lead and manage external teams to deliver projects that meet business needs.
- Knowledge of healthcare building regulations, estates management, and build contracts (JCT, NEC3), plus relevant statutory requirements.
