A Monitoring Surveyor is required to join a growing consultancy team delivering independent project monitoring services on behalf of lenders and funding institutions. The role offers direct responsibility for monitoring instructions across a varied development portfolio, with regular client interaction and exposure to funding risk assessment. This is a permanent position based in Manchester with a strong focus on lender advisory services and regional team growth.

The Role
- Deliver independent project monitoring instructions on behalf of lenders and funding institutions
- Undertake site inspections and monitor construction progress against approved funding arrangements
- Prepare monitoring reports throughout project delivery
- Review project cashflow forecasts and management accounts
- Assess anticipated final development costs and funding adequacy
- Monitor compliance with loan agreements and funding conditions
- Review development sales performance and project reporting information
- Identify delivery, cost, programme and commercial risks
- Provide clear advice to funders regarding project performance and risk exposure
- Maintain accurate project records and reporting outputs
- Liaise directly with borrowers, developers, consultants and funding representatives
- Support the continued growth of the monitoring service line within the Manchester office
- Contribute towards fee generation, profitability and service delivery objectives

An independent property and construction consultancy providing project management, cost consultancy and monitoring services across a broad range of sectors. The business advises lenders, developers, investors and occupiers on development and construction projects throughout the UK. Continued growth in lender advisory instructions has created the requirement to expand the Manchester monitoring team.
Candidate Requirements
- Degree qualified in Quantity Surveying, Building Surveying or a related discipline
- MRICS qualified or actively progressing towards chartership
- Experience within project monitoring, fund monitoring or a related consultancy environment
- Minimum 1–2 years' relevant post‑qualification experience
- Strong understanding of construction cost management principles
- Strong understanding of project delivery, development appraisal and project risk
- Experience reviewing project financial information and development reporting
- Ability to produce clear and concise written reports
- Experience working directly with clients and professional teams
- Commercial awareness and sound professional judgement
- Quantity surveying background preferred
- Building surveying background considered where relevant monitoring experience can be demonstrated
- Based within Manchester or a reasonable commuting distance
