Overview

Associate Director level Building Surveyor position within a commercial real estate consultancy operating across institutional commercial property. The role is project-led with responsibility for delivering Building Consultancy services across a large managed commercial estate. Permanent, full-time position reporting to the Director of Project & Building Consultancy, with direct client interface and instruction ownership across multiple commercial assets.

Salary & Package

  • Base salary: £70,000 – £80,000
  • Profit share bonus scheme – typically c.15% over-target performance
  • Pension contribution: 4.5% – 5%

The Role

  • Primary focus is delivery of project-led Building Surveying services across a large institutional commercial estate.
  • Lead contract administration across commercial refurbishment and landlord works projects
  • Deliver project management instructions from feasibility through completion
  • Provide dilapidations advice including negotiation and settlement strategy
  • Undertake project monitoring appointments for asset managers and investors
  • Draft and manage Licences for Alterations across tenant fit-out programmes
  • Prepare and implement planned preventative maintenance strategies across estate assets
  • Deliver technical due diligence instructions linked to asset transactions
  • Act as key Building Consultancy contact for a major managed commercial estate
  • Provide technical advice to asset management and property management teams
  • Support Director within the Project & Building Consultancy division on major instructions
  • Maintain involvement in wider professional Building Surveying instructions where required
  • Manage risk, programme and consultant coordination across projects
  • Contribute to fee delivery across consultancy instructions

About the Consultancy

Commercial real estate consultancy delivering advisory, asset management, leasing and technical consultancy services to institutional investors and corporate occupiers. The Building Consultancy division supports complex commercial portfolios through project delivery, technical due diligence and landlord advisory services. Continued growth in estate-based consultancy instructions has created the requirement for additional senior leadership within the London team.

Candidate Requirements

  • Degree in Building Surveying or related property discipline
  • MRICS qualified
  • Operating at Associate level or ready to step into Associate Director responsibility
  • Strong experience delivering contract administration and project management instructions
  • Commercial property sector exposure
  • Experience working across managed estates or large commercial portfolios
  • Ability to manage key client relationships and deliver direct advisory input
  • Strong understanding of dilapidations and landlord advisory work
  • Experience supporting team leadership and junior oversight
  • Commercial awareness across project risk, programme and delivery
