Overview
Associate Director position within a specialist development monitoring team, leading lender monitoring instructions across development and construction projects. The role combines instruction ownership, project risk assessment, client management, fee generation and team oversight. Hybrid working is available. This is a permanent position.

The Role
- Lead lender monitoring instructions from appointment through to completion
- Take responsibility for technical delivery, reporting and client advice
- Advise lenders and development stakeholders on project and funding risk
- Review development appraisals, construction costs, procurement strategies and project programmes
- Assess contractual arrangements, statutory matters and delivery risks
- Review cost-to-complete positions and funding requirements
- Prepare and oversee monitoring reports and drawdown recommendations
- Monitor project performance against agreed funding parameters
- Identify emerging cost, programme and delivery risks
- Manage relationships with lenders, developers and professional teams
- Maintain responsibility for quality and risk management across allocated instructions
- Manage fee performance across commissions
- Secure repeat instructions from existing client relationships
- Support new business development and fee generation
- Oversee and develop surveyors within the monitoring team
- Review work produced by junior team members
- Contribute to regional service growth and development monitoring strategy
About the Consultancy
An independent property and construction consultancy providing development monitoring, cost management, project management and surveying services. Clients include funding institutions, developers and other property stakeholders across development and construction projects. The Manchester team is expanding its monitoring capability in response to increased instruction levels and client demand.
Candidate Requirements
- Degree in Building Surveying, Quantity Surveying or a related construction discipline
- MRICS or equivalent professional qualification
- Significant development monitoring or monitoring surveying experience
- Experience leading lender monitoring instructions
- Detailed understanding of development finance and construction risk
- Experience assessing project costs, programmes, procurement and contractual arrangements
- Direct experience advising lenders, developers and senior project stakeholders
- Ability to manage client relationships and repeat instructions
- Experience contributing to fee income and business development
- Experience overseeing or developing junior surveyors
- Commercial judgement across project risk, reporting and client advice
