JOB SUMMARY
The Senior Project Manager will primarily lead physical due diligence inspections and reporting for new acquisitions in the UK, while also providing capital project support across the existing portfolio.
This role is responsible for physical plant inspections, scope development, creating capital and asset plans, and developing and underwriting budgets to support acquisition decisions and maximize the value of our assets.
The Senior Project Manager serves as a strategic partner to Investments, Asset Management, Operations, and Capital Projects by identifying physical asset risks and value creation opportunities, developing capital investment strategies, and overseeing select project execution to maximize asset performance and returns.
KEY RESPONSIBILITIES
- Lead physical due diligence efforts for acquisitions, dispositions, and major capital investment opportunities, including coordination of third-party technical due diligence consultants and review of findings.
Develop and underwrite written value-add investment plans for internal coordination and Operator engagement.
- Conduct site visits to evaluate physical plant condition and recommend value-add renovation scopes and major Cap Ex requirements, where applicable, to enhance the form, function, and long-term performance of the asset with a focus on supporting investment decisions and financial performance.
- Coordinate with the Capital Projects and Asset Management teams to determine which identified Cap Ex items should be addressed as part of acquisition planning, redevelopment, or ongoing portfolio capital programmes.
- Develop and defend capital expenditure assumptions used in acquisition underwriting and Investment Committee approvals, including near‑term and long‑term capital requirements, risk items, and appropriate contingencies.
- Select and engage designers, planners, engineers, architects, cost consultants, and other third‑party consultants as may be necessary for diligence, redevelopment, and construction projects.
Review potential design, coordination, programme, and constructability issues and recommend necessary changes.
- Support prioritisation of capital deployment across the UK portfolio based on asset needs, strategic objectives, operational impact, and investment returns, and lead or support select special Cap Ex projects as assigned.
- Present and obtain internal ownership approvals for assigned capital projects, including market and operational justification, resident unit and common area / amenity scope, cost, financial return, and business justification.
- Oversee and ensure the obtaining of all planning permissions, Building Regulations approvals, statutory consents, permits, licences, and other external approvals necessary for assigned projects, including coordination with local authorities, Building Control, and other relevant regulatory bodies.
- Support the annual capital planning and reforecast process with internal and external stakeholders, with particular focus on diligence findings, asset risk, and special capital projects within the UK portfolio.
- Responsible for written evaluations of Project Managers and Associates, where applicable, in accordance with company timing guidelines.
Mentor project team members in asset evaluation, capital underwriting, due diligence, and investment analysis.
- Provide weekly/monthly/quarterly status updates on diligence activity and assigned capital projects, maintaining a high level of communication with internal and external stakeholders.
- Advise leadership regarding recommended change orders, value engineering proposals, design or plan changes, specifications, programme impacts, and budgets.
- Prepare and distribute RFP packages to qualified contractors and consultants, respond to RFIs as required, and lead final vendor selection to achieve appropriate quality, programme, and budget outcomes.
- Negotiate final cost and scope of work for contracts, change orders, and purchase orders as required.

TRAVEL
Approximately 75% travel, primarily within the United Kingdom, with variable trip duration typically between 1–3 days.
- MINIMUM REQUIREMENTS
- Bachelor's degree in Construction Management, Architecture, Engineering, Building Surveying, Quantity Surveying, Real Estate, or a related field.
- Proven experience in physical due diligence, project management, redevelopment, and construction, preferably in the senior housing, healthcare, hospitality, or multi‑family residential sectors.
- Minimum of 7–10 years of relevant work experience, with demonstrated ability to independently lead complex diligence assignments and capital projects.
- Solid understanding of project management and physical due diligence principles and practices, including building systems, scope development, budgeting, scheduling, risk management, consultant coordination, and UK planning and Building Regulations processes.
