HBF are currently working with well-established and growing residential housebuilders that are looking to strengthen their Commercial teams with experienced Quantity Surveyors / Senior Quantity Surveyors.
Reporting to the Commercial Manager, you will play a key role in the financial management of multiple residential developments from pre-construction through to final account. Working closely with Land, Technical, and Construction teams, you will ensure cost control, value engineering, and commercial efficiency are maintained throughout the build process.
Key Responsibilities- Provide cost advice throughout the design and construction process, identifying risks and opportunities early.
- Review contract documentation and drawings, highlighting discrepancies, omissions, and cost implications.
- Manage the tendering process, including preparation of tender documentation, analysis of returns, and subcontractor evaluation.
- Produce detailed cost plans and construction cost analyses.
- Work with the Construction Director to establish site budgets, staffing levels, and build programmes.
- Lead pre-order and budget settlement meetings and negotiate subcontract packages.
- Place subcontractor orders in line with project budgets and procurement strategies.
- Manage variations and design changes, providing accurate cost advice and maintaining cost control.
- Monitor project expenditure, reconcile costs, and produce monthly cost/value reports.
- Identify and mitigate potential overspend and commercial risks.
- Manage subcontractor payments, valuations, and final accounts.
- Prepare documentation to support client valuations and stage payment schedules.
- Maintain project records, including RAMS and cost documentation.
- Liaise with internal departments and attend site, project, and subcontractor meetings.
- Support post-completion activities, including defect cost analysis.
About You
- Degree qualified (or equivalent) in Quantity Surveying or related discipline (preferred).
- Experience working as a Quantity Surveyor or Senior Quantity Surveyor within housebuilding.
- Strong understanding of residential construction methods and subcontract packages.
- Proven experience in cost control, procurement, and subcontractor management.
- Commercially aware with strong negotiation skills.
- Ability to manage multiple sites/projects simultaneously.
- Excellent communication and organisational skills.
- Proficient in Microsoft Office and COINS (or similar housebuilding software).
