I am currently partnering with a leading housebuilder seeking to appoint a Quantity Surveyor to join their established commercial team. You will be joining a supportive, close-knit team of six, where collaboration and helping one another are core to how they work.
In this role, you will take full commercial responsibility for a development of approximately 500 units. This includes:
- Managing all project costs
- Leading procurement activities
- Overseeing subcontractor relationships
- Administering contracts
- Processing monthly payments
- Managing final account settlements
Collaborate with Land, Development and Construction teams, attending design and development meetings to provide cost advice. Review contract documents and drawings to identify errors, omissions and cost risks. Support tender preparation, including:
- Compiling tender lists
- Issuing design packages
- Preparing tender documentation
- Assessing subcontractor suitability
Analyse construction costs, compare quotations, request missing information and help prepare procurement programmes. Work with the Construction Director to review staffing levels and build programmes, collating all information to produce start-on-site budgets. Lead budget settlement meetings and prepare stage payment schedules. Conduct pre-order meetings, agree tender sums, confirm H&S requirements, finalise stage payments and prepare contract documentation. Place and negotiate subcontract orders, including price negotiations, reference checks and managing variations. Issue variation orders, update contract drawings, provide cost advice on changes and supply pricing for purchaser extras. Monitor, reconcile and report on all project costs, identifying risks and potential overspend. Manage subcontractor payments and agree final accounts. Prepare documentation for external valuations and maintain the RAMS schedule. Liaise with Customer Service on post-completion defects and provide cost support. Attend site, project and subcontractor meetings as required. Undertake any other duties required to support the wider team.
Experience/Qualifications:
- BSc Quantity Surveying or ideally qualified to HND/HNC or BSc degree level (in a building related subject)
- You will be numerate and possess a high level of computer literacy
- Knowledge of the COINS system would be desirable but not essential
- Experience within the Quantity Surveying field within Volume Housebuilding
- A good understanding of all aspects of surveying and contractual procedures
- Strong IT Skills
