Job Title: Senior Development Manager (Construction and Property)Location: North West, Homebased
Salary: £75,000 basic salary + additional benefits
A privately owned real estate investor and property management company with a strong agenda for development and growth are expanding their team. Working closely with NHS and social housing providers, they provide living and homelessness accomodation and community healthcare centres throughout the UK. With a growing national portfolio, this is a really exciting opportunity to join a successful real estate investor and investor in a stand-alone development role.
Your new role
The Senior Development Manager will be tasked with managing multiple small developments throughout the UK (7-8 residential units typical size) from inception through to completion. You will also have overriding responsibility of property management of the portfolio by managing the Property Agent appointed. Reporting directly into the CEO main duties of the role include:
- Site acquisitions from sourcing development opportunities through to submitting bids for new projects, purchasing land and buildings appropriate for development within agreed timescales.
- Ensuring project viability; securing planning, arranging any necessary surveys, valuations, preliminary designs and outlining costs.
- Manage developments from inception though to completion, ensuring cost and quality targets are achieved.
- Produce delivery programmes and updating on progress throughout.
- Appointing Main Contractor, attend meetings and carry out contract negotiations.
- Management of contractors and suppliers and taking relevant actions to ensure objectives are achieved.
- Management of an external Property Agent ensuring rent reviews, lease renewals are undertaken.
What you’ll need to succeed
The successful Senior Development Manager will be able to demonstrate a practical background in land and site acquisitions and successful delivery of developments from planning stage through to completion. You must possess knowledge of detailed design and construction contracts. As this role will require a technical background in construction and property a professional chartership is essential; MRICS/ MCIOB etc. Ideally they are looking for a North West based Senior Development Manager. The role will be homebased with adhoc travel to sites and the North West office when required.
