Hays Property & Surveying are seeking a Property Management Surveyor to join a well-established independent firm of Chartered Surveyors based in Salisbury. The firm has built a strong reputation across Wiltshire and Hampshire, delivering expert advice across both residential and commercial property. Their success is underpinned by a team of highly qualified professionals offering in-depth local knowledge and a comprehensive range of services.
The Commercial department works with a diverse client base, including corporate occupiers, private investors, institutional funds, and property companies. Services provided include Agency, Valuation, Lease Advisory, and Property Management.
The firm is looking to appoint a Property Management Surveyor at either Senior Surveyor or Associate level. The successful candidate will be based in the Salisbury office and will take responsibility for managing property portfolios across the South and South West of England.
Your new role
As a Property Management Surveyor, you will be responsible for the day-to-day management of a substantial and diverse portfolio of commercial assets. This portfolio will typically include high street retail units, multi-let office buildings, industrial properties, and business parks, managed on behalf of private landlords and institutional investors. You will ensure that all properties are operated efficiently and effectively, with a focus on maximising income, enhancing asset value, and delivering best value for clients.
In addition to your core management duties, you will also undertake a range of professional Lease Advisory work across your portfolio. This will primarily involve key lease events, including rent reviews, lease renewals, and lease re-gearing, requiring strong negotiation skills and a sound understanding of landlord and tenant matters.
What you'll need to succeed
- MRICS qualified preferred. (5 years+ PQE)
- A relevant degree in property / real estate.
- Significant experience in commercial property management.
- Experience of undertaking Lease Advisory work preferred.
- Excellent knowledge of commercial property Service Charge in line with the RICS code of practice.
- Strong knowledge of Landlord and Tenant legislation.
- Proficient literacy and numeracy skills.
