Hays are delighted to be partnering with an organisation that is based in the heart of Devon, and are actively looking to add a Maintenance Surveyor to their team. The team is tight-knit and high-performing. This position would suit a surveyor looking to further their career within Social Housing Surveying, and is looking to join a motivated, organised team who prides themselves on investing in their employees.
The role
The successful candidates day to day will include being responsible for the investigation, identification, diagnosis and problem-solving of day-to-day maintenance issues raised either internally or by our customers. You\’ll own the day-to-day technical support for your locality, allowing our in-house trades delivery teams and external contractors to carry out work required at first visit. You will ensure that data is held centrally for full transparency and that suitable contract arrangements are in place for the continued management of all compliance elements within your defined areas. You\’ll also be responsible for:
- Carrying out inspections as needed prior to, during and on completion of repairs
- Providing a specification, including scope of works, quantities and budgeted costs and timescale that will resolve maintenance issues reported
- Ensuring works are completed safely, to the required standard and specification, in the most effective and efficient manner and to a high level of customer satisfaction
- Maintaining high quality data within the property systems
- Ensuring a detailed local knowledge of customer, asset and investment needs across your locality
- Developing your own capability through continual personal and professional development to ensure knowledge is kept up to date
What you\’ll need
To be successful in this role you will need:
- Technical Knowledge:
Strong understanding of housing construction, core trades (e.g. plumbing, carpentry, roofing) and maintenance diagnostics. As well as hands-on trade experience. - Diagnostic Skills: Proficient in identifying property defects and raising appropriate repairs. Strong knowledge of damp and mould issues, including root cause analysis and remedial strategies.
- Experience: Proven experience in social housing maintenance and building surveying, including property inspections and reporting.
- Contract Management: Skilled in managing contractors, with solid health & safety awareness and familiarity with schedules of rates and procurement processes.
- Communication: Effective at liaising with tenants, contractors, and housing management teams, with a focus on clear, empathetic communication.
- IT Proficient: You will be communicating effectively via email, and using various other internal systems
- There will be some travel involved with this role, so you should be happy to travel, have access to a car and a full UK driving licence. This role is also subject to a basic DBS disclosure.
