Your new company is a major public sector body in the Greater Belfast area seeking an experienced and forward-thinking Head of Property Maintenance to lead the delivery of high-quality maintenance services across a diverse property portfolio. This is an excellent opportunity for a senior estates professional to step into a strategic leadership role with real impact, initially on a 6-month contract with strong potential for longer-term or permanent appointment.

Your new role involves providing strategic direction, operational leadership, and professional oversight for all planned, reactive, and compliance-related maintenance activities. You will ensure that buildings and assets are safe, well maintained, and aligned with organisational standards, statutory requirements, and best practice. You will lead multidisciplinary teams, manage external contractors, oversee budgets, and drive continuous improvement across maintenance operations. This role requires a strong blend of technical expertise, leadership capability, and the ability to deliver high-quality services in a complex, customer-focused environment.

Key Responsibilities:
  • Lead and manage the delivery of property maintenance services across a large and varied estate.
  • Oversee planned, reactive, and compliance maintenance programmes to ensure safety, quality, and statutory compliance.
  • Manage internal teams and external contractors, ensuring performance, value for money, and service excellence.
  • Develop and implement maintenance strategies, policies, and procedures.
  • Monitor budgets, procurement activity, and contract performance.
  • Provide expert technical advice to senior management and stakeholders.
  • Drive continuous improvement, innovation, and best practice across maintenance operations.
  • Ensure effective reporting, risk management, and governance processes are in place.
  • Build strong working relationships with internal departments, external partners, and regulatory bodies.
What you'll need to succeed:
  • Minimum of 5 years' experience in a senior estates, property, or maintenance management role within a complex organisation.
  • A degree in a construction, engineering, or surveying related discipline or Chartered status with a relevant professional body (e.g., RICS, CIOB, CIBSE).
  • Proven experience leading multidisciplinary teams and managing large-scale maintenance programmes.
  • Strong technical knowledge of building maintenance, compliance, asset management, and statutory requirements.
  • Demonstrable experience managing contractors, budgets, and procurement processes.
  • Excellent communication, stakeholder engagement, and problem-solving skills.
