About the Role
A rare and exciting client-side opportunity has arisen for an Estates Manager to join this growing in-house Property Team. As the Estates Manager, you will report to the Property Director and will be responsible for all estate matters across the Estate.You will be responsible for supporting with the overall delivery of the property strategy and the day-to-day management of the estate. You will be required to drive value through negotiating asset management opportunities and keep property expenditure to a minimum through management of external consultants and leveraging landlord relationships.For leasehold sites, you will be required to manage all building work relating to lease obligations, including works associated with dilapidations, service charge and insurance requirements and any ad-hoc building works that may be required from time to time. You will be required to liaise with Landlord\’s and/or Managing Agents to ensure all building related lease obligations are fulfilled and maintained at all times.You will ideally be based in the North West and within commuting distance from head office in Chester, although due to the nature of the role, frequent travel is to be expected.

Key Responsibilities
- Lead commercial negotiations on asset management events, leveraging the value of the brand and the financial strength to mitigate property costs and drive profitability.
- Full understanding of all lease and legal documentation with the ability to advise on the position and the responsibilities of the business
- Proactively manage the external business rates surveyors, service charge & insurance consultants to drive down property costs
- Management of any lease renewals, exits and disposals including negotiation of reduction of dilapidations
- Ownership of estates matters and reporting whilst ensuring the property database is fully updated at all times
- Proactive management of the full estates portfolio, to include day to day property management, invoicing and managing freehold and leasehold responsibilities
- Taking full responsibility of the leasehold rent approvals to ensure it is signed off and processed in a timely manner, working with the finance team
- Responsibility of ensuring all property cost invoices are reviewed/approved in a timely manner with the support of external consultants
- Support the refurbishment of properties by assisting with planning permissions, licences to alter and any ad hoc requirements to ensure programmes are met and works are documented correctly.
- Support the central risk and facilities teams with any property related matters to ensure the estate is always fully compliant
- Support on financial year budgeting by reviewing current spend analysis and providing recommendations for risk management
- Preparation of Estates reports for monthly Exec meetings
