Your new role as a Property Manager will involve:
- Delivering a high-quality property management service to both landlords and tenants throughout the tenancy life-cycle.
- Ensuring compliance, maintaining excellent client relationships, and proactively managing property-related matters.
- Coordinating property preparations for new tenancies.
- Ensuring compliance with all relevant property legislation and safety requirements, including Gas Safety, EICR, PAT testing, and licensing.
- Arranging inventories, check-ins, and tenancy documentation.
- Meeting tenants at the commencement of their tenancy.
- Managing utility setup processes.
- Handling day-to-day maintenance issues and planned maintenance work.
- Obtaining quotations and coordinating contractors.
- Processing invoices and managing associated administration.
- Conducting mid-term inspections and preparing reports for landlords.
- Managing tenancy renewals and progression activities.
- Coordinating check-outs and deposit return negotiations.
- Completing tenant referencing and Right to Rent checks.
- Monitoring rental arrears and preparing landlord and tenant statements.
- Building strong relationships with contractors, suppliers, landlords, and tenants.
