As Operations Manager you will lead planned maintenance, capital investment and asset improvement across the housing portfolio, driving delivery through surveying and technical teams. You will oversee major contracts, procurement, and performance monitoring to ensure on-time, on-budget, high-quality outcomes. You’ll shape asset management strategies while maintaining regulatory, health and safety standards. This role offers strategic leadership in a public-sector housing setting with a strong track record of innovation and resident-focused service delivery.

Responsibilities

  • Lead delivery of planned maintenance and capital investment programmes
  • Manage surveying and technical teams to ensure service excellence
  • Procure and oversee major maintenance and improvement contracts
  • Drive asset management strategies and long-term investment planning
  • Ensure compliance with health and safety, Decent Homes and regulatory standards
  • Manage budgets, forecasts and value-for-money delivery
  • Build relationships with residents, contractors and stakeholders
  • Lead service improvements and innovative housing asset management approaches

Key requirements

  • Degree-level qualification or equivalent
  • Experience in contract, project and programme management
  • Experience leading multidisciplinary teams
  • Strong knowledge of housing maintenance, asset management and building technology
  • Excellent financial, stakeholder and performance management skills
