Overview

In this role you will lead complex landlord and tenant matters and help optimise the Council’s property interests. You’ll work with cross-functional teams to deliver a wide portfolio of assets and support the Council’s disposal and asset management initiatives. You will provide expert advice from initial instruction through to completion, including negotiations and acquisitions, contributing to public services and regeneration. This hybrid role combines strategic influence with hands-on property management in a large local authority setting. You will work to shape property decisions that benefit residents, businesses and communities.

Responsibilities

  • Lead on complex landlord and tenant matters, including rent reviews and lease renewals
  • Negotiate leases, licences and property terms to secure best outcomes for the Council
  • Drive acquisitions and disposals from instruction to completion
  • Resolve complex property issues, including covenants, encroachments, easements and wayleaves
  • Deliver internal valuations, maintain accurate property records and support wider asset management priorities
  • Provide clear property advice and reports to senior officers, elected members, Cabinet and Council
  • Appoint and manage external consultants, agents and solicitors
  • Provide support and oversight with community asset transfers

Key requirements

  • MRICS/FRICS (full member of RICS)
  • Degree in property / estate management
  • Significant experience across estate management including lease renewals, rent reviews and landlord/tenant matters
  • Experience of handling property acquisitions and/or disposals (preferred)
  • Proficient knowledge of landlord and tenant legislation
  • Experience in Local Government is preferred (but not essential)
  • Strong communication skills and ability to build relationships with stakeholders, tenants, consultants and partners
